Hello everyone, my wife and I are planning to build a house.

We have now received the first draft from the architect and are already quite satisfied.
There will surely always be room for improvement.
We are not entirely happy with the garage/carport solution and hope for some additional ideas here.
Unfortunately, the plan does not include any dimensions yet ("first plans are always without measurements" with this architect).

Zoning plan / restrictions
Plot size: 597 sqm (6420 sq ft)
Slope: gently sloping to the north, max. 1.5 m (5 feet) over 25 m (82 feet) length
Site occupancy index: 0.4
Floor area ratio: 0.8
Building envelope, building line and boundary: see plan
Edge development
Number of parking spaces: 1.5 per residential unit
Number of storeys: 2
Roof type: gable roof between 20° and 30°
Style
Orientation: Priority is east-west orientation
Maximum heights / limits: max. height 9 m (30 feet)
Other requirements: plant a tree

What do you particularly like? Why? The exterior view is very successful. The entrance area on the north side with wooden cladding softens the appearance. Large hallway for arriving / stair landing / if needed 3 children’s rooms (on ground floor)
What do you dislike? Why? Swap the shower and washbasin in the ground floor bathroom / we are still unsure about the carport solution / upstairs, a door will be added from the walk-in closet to the bedroom
Estimated price according to architect/planner: €650,000
Personal price limit for the house, including fittings: €750,000 including plot
Preferred heating technology: air source heat pump and solar/storage (KFW40+)

Thank you very much in advance for the suggestions and improvements.

Regarding the garage, we ourselves are still not exactly sure what we want. For the next plan revision, we have now added a garage next to the storage room, as well as a carport that is supposed to stand on three columns without a rear wall. Under the roof, there will be a stage. I would like the staircase to be a landing staircase (as it was in my parents’ house).

I will take a closer look at it this evening… right now I can’t even see the square meters due to lack of resolution.

Walk-in closet: We have currently measured our wardrobes and only have about 3.5 m (11.5 ft) of wardrobe space where we store everything we wear, so the door should still work here. The facade is important to my wife; she wants everything to be symmetrical.

The wooden paneling is estimated by the architect to cost about 20,000 € (approximately 22,000 USD).

I think it’s pretty good. Friends of mine have a similar floor plan. Here are a few points you might want to consider:

Kitchen sink and door:
Currently, you have to go around the corner to reach the cabinets on the terrace side. If you choose a two-part kitchen instead of a U-shaped one, you won’t have corners and will have easy access to everything. Also, you could add a door from the kitchen to the terrace. I think that’s great—we have it ourselves. It’s also very useful for ventilation.

Window / light axis:
If desired, adding a window facing the terrace could create a line of light through the hallway towards the living room.

Terrace door for the shed:
Why doesn’t the door of the shed open out towards the terrace?

Front entrance door:
Why is the door hinged the way it is? Would it make more sense if it opened the other way?

Shed door:
The door might be quite narrow for bike access. We have a sliding door, but that might be difficult to implement in your case.

Kitchen pantry door:
With the hidden door in the kitchen, you lose some storage space. Having access through a door in the hallway might also be an option.

Overall, a nice first draft. The architect clearly put some thought into the plot.

I would address the previously noted comment about the long corridor to the living area as suggested in the sketch to make it less of an issue.

Ground floor plan: Living and dining area, kitchen, study, hallway, and terrace.


For the living room, perhaps consider adding a (glass) sliding door. It might also be possible to shorten the cloakroom area slightly and design the wall so that the first two steps of the staircase turn around the corner. This would make the space feel more open.
In the living room, I would (!) also change the sofa orientation. In my sketch, you can see both the TV and the garden/terrace from the sofa. Depending on the desired TV size, the small south-facing window might need to be moved or combined with the window in the dining area.

Turning the staircase, relocating the entrance… a lot could be done there 😉
