House Design
Who created the design:
- Planner from a construction company
- Architect: many inspirations from picture books
- Do-it-yourself: and then supplemented by us according to our needs
What do you particularly like? Why? The open and transparent architecture on the ground floor, the clear southern orientation
What do you not like? Why? Perhaps it is a bit too small, so we might make it one meter longer. We can only fit the home office & guest room in the basement.
Price estimate according to architect/planner: We told the construction company a limit of 500,000 € for the house, and so far there has been no rejection. We do not have any firm offers yet.
Personal price limit for the house, including equipment: 550,000 € + carport + utility connections + etc. → max. 700,000 €
Preferred heating system: pellet stove or heat pump
--> Perhaps a quarter-turn staircase would be better, as it would provide additional space for the music room on the ground floor and allow the play area upstairs to be separated from the staircase by a railing.
--> The basement is still not fully planned.
If you have to give up any details / expansions:
- you can do without: the design is already very simple; if necessary, the guest bathroom in the basement and the kitchen island. An L-shaped kitchen would probably also work.
- you cannot do without: the music room and the WC on the ground floor.
Why has the design turned out the way it is? For example:
Standard design from the planner?
Which wishes from the architect have been implemented? --> The construction company’s planners have difficulty implementing our ideas.
A mix of many examples from various magazines? --> Yes
What do you consider particularly good or bad about it? --> The open architecture on the ground floor and the (almost) equally sized rooms upstairs.
What is the most important / fundamental question about the floor plan in 130 characters?
What is your constructive critical opinion of our design? What would you do differently?

The basement has many windows on the lower side and 2 real living rooms, but you mentioned that your property is not on a slope. Do you want to do all of that with light wells? Where would the terrace on the ground floor be located then?
Overall, I like the floor plan quite a bit, but I don’t think it can be done for 550k.

The development plan can be obtained from the local authority. I’m not sure if I’m allowed to link it, and I can’t attach it as a PDF. It definitely includes two parking spaces on the property.Yes, linking is not allowed here.
However, you can use a snipping tool to capture the section of the development plan that includes your plot and then upload that file. You can do the same with the relevant text and descriptions related to the plan.
I have the impression that you are putting the cart before the horse. At least, I don’t see a site plan showing the parking spaces, garage, carport and driveway, the house, terrace, etc.
On top of that, you keep expanding your castle. You want to create living spaces in the basement? A budget of 500,000 (currency) is already questionable for a storage basement, but in my opinion, completely unrealistic for living areas. Not to mention that windows are not easily feasible there, especially if a terrace is above. You also want three bathrooms, which need to be paid for, yet none are designated for the children. That doesn’t seem very well thought out. The interested reader is left wondering whether you can or want to increase the budget, or if you prefer to make cuts.
With a site plan and a realistic room program, the discussion will become more meaningful.

Overall, I like the floor plan quite a bit, but I don’t think it can be done for 550k.The basement is not in the budget anyway. The slope goes to the north. That’s where I would want the basement windows too. Unfortunately, that’s where the stairs are. Standard designs rarely work well on a sloped site.

The slope faces north. Slope? How steep? How do you know that? In #1 it says "Slope: no". Now this too! 😉
