Good evening everyone,

We have fallen in love with the floor plan of a concrete house supplier who has a show home park in Kaarst. We have already visited the house several times 😎. The floor plan is attached.

Here are the changes we would like to make:
- Mirror the kitchen to the opposite side of the living room
- Do not recess the front door
- Build up a wall between the bathtub and the door for seating or as a shelf
- Possibly a larger bathtub

The planned exterior dimensions are 10.5 m x 10.5 m (34 ft 5 in x 34 ft 5 in).

What do you think of the floor plan / any suggestions for improvement?

I haven’t spent much time on this, but here is a brief impression:
I quite like the design because it’s different. However, as it is, it wouldn’t work for me since two people can’t use the kitchen at the same time. We also have a kitchen island, but not so that one person cooks on one side while the other watches; it’s designed for cooking together. In your layout (and from the design, I don’t immediately see an easy way to rearrange the furniture), the stove and sink are positioned opposite each other in a way that causes interference.
Also, for me (as a woman), the distance to the bathroom would be too far.

I can’t read the label for the room next to the cloakroom...

Have you already asked the red colleague what additional costs your requested changes would involve?

I find the layout of the master area on the upper floor not very practical. If one person is sleeping and the other wants to use the bathroom, the sleeper will be disturbed. The door near the head of the bed is inconvenient, the walk-in closet is small, and having only one door separating it from the bathroom will not effectively block sound from the sleeping area.

At first glance, the house looks great (I’ve been inside several times), but on closer inspection, it gradually loses its appeal. Additionally, it is a mirrored layout in Kaarst. Tip: Take a look at the “town villa” next to the red park – the one with the mixed facade!

This will certainly require additional plumbing (water supply, drainage), since in the original design the pipes can be routed upwards to the bathrooms. So it will probably be somewhat more expensive. Alternatively, you could also mirror the upper floor to avoid this. However, I would then consider the orientation of the rooms in relation to the cardinal directions.
