Good evening everyone,
We have fallen in love with the floor plan of a concrete house supplier who has a show home park in Kaarst. We have already visited the house several times 😎. The floor plan is attached.
Here are the changes we would like to make:
- Mirror the kitchen to the opposite side of the living room
- Do not recess the front door
- Build up a wall between the bathtub and the door for seating or as a shelf
- Possibly a larger bathtub
The planned exterior dimensions are 10.5 m x 10.5 m (34 ft 5 in x 34 ft 5 in).
What do you think of the floor plan / any suggestions for improvement?

That is not quite accurate in such a simplified way. The competitor in red invests a significant amount in advertising – anyone who has once been registered as a potential customer with them knows what I mean. Additionally, they have model homes throughout the country staffed with personnel and often designed by well-known individuals. This costs a lot of money and therefore must be reflected in their pricing.
The house already meets KfW 55 standard; the rest will be revealed by the original poster if they wish 😎

Or do you still have to book underfloor heating and controlled residential ventilation separately?

Here are a few "responses" to the discussions:
- The described changes currently cost around 8,000€ (about $8,700) in total; we are in East Berlin, working with good consulting, not in Kaarst.
- The building description and price lists are easily available from the provider by mail, with details discussed in person.
- (No offense intended) I would never buy/build a house where the guest toilet is located immediately to the left or right of the front door.
- Our minimum requirements for a floor plan before deciding were: parents’ area with bathroom and walk-in closet, children’s bathroom, guest toilet never located directly (!) next to the front door.
- Very nice, but please don’t worry about the house’s features 😎

They also have model homes staffed across the entire country, many of which were designed by well-known architects. This costs a considerable amount and is reflected accordingly in their pricing.

Regards, BauexperteYes, I am aware of their advertising efforts, we informed ourselves there as well. We also visited twice in Bad Fallingbostel, where we mainly looked at the interior details, which we definitely do not want.
However, we did copy the low window at the kitchen counter 😀

For example, I would never have chosen a builder who dictated my floor plan or charged extra for small wall adjustments. We chose a completely different layout for ourselves 🙂

Additionally, the toilet layout in the current floor plan is far from optimal. If someone is putting on their jacket, they’ll get the toilet door right in their back.
