Hello everyone!

I would like to hear your opinions on our long-prepared floor plan, so I’m starting a new thread just before submitting the building permit / planning permission with the current design of our single-family house.

These are the preliminary drafts for the building permit / planning permission, and this is my last chance to review everything and point out any issues.

Basically, everything fits our needs, but before finalizing the detailed planning, there is still some flexibility and the floor plan might be adjusted.

I would be very grateful for your suggestions, ideas, and criticism!

At first, I thought you were building with a basement. But is that a washing machine under the stairs? It all seems a bit tight to me. One or two children?

I don’t want to go into too much detail right now, but one thing caught my attention: the toilet in the bathroom is positioned strangely. You first have to walk quite far to get there, and then it’s squeezed into the corner next to the laundry chute? Is there enough space so you don’t hit your knees? And do you really want to be facing a wall so directly?

Master bedroom: a thin wall behind the bed facing the children’s room – that could cause unpleasant sound transmission.

Just some initial thoughts.

Where is north? Or am I missing something?

I notice:
  • Are the furniture items drawn to scale? The kitchen table looks tight—does it really fit?
  • What is that small door at the bottom of the kitchen?
  • Is the kitchen actually planned like this? It seems like you would have either very little storage or limited countertop space.
  • Do you not plan to watch TV, or how is the living room layout intended?
  • The hallway seems too large to me. The home office could easily be 0.5m (20 inches) wider, and the guest bathroom 0.5m (20 inches) taller.
  • For the home office, move the door away from the top wall so you can place a cupboard behind it.
  • What is the purpose of the corner in the lower wall of Child 1’s room? The wall could easily continue straight from the staircase.
  • Classic walk-in closet problem: Whoever gets up earlier always has to pass by the bed. I would place the bed on the left-hand wall, make the closet a bit wider, and access the bedroom through the closet. Then you could also consider slightly reducing the size of the bedroom in favor of Child 2’s room—4.91m (16 feet) isn’t necessary just to fit a bed.
  • The storage room has an inconvenient door, so you can’t place a tall cabinet against any of the walls. It would be better to move it to one side or the other.
  • Quite a long trip to the toilet on the upper floor.
  • Either Child 1 or Child 2’s room probably has an awkward orientation, right?

My brief thoughts:
- It’s difficult to access the kitchen table, and it’s also hard to get out through the sliding door.
- The kitchen feels cramped, while the living room is an enormous wasted space.
- No TV?
- Is the symbol at the bottom right the north arrow? If so, is the orientation facing north? Oh no...
- The passage to the kitchen… well.
- Door between garage and house?
- Child 1’s room—what’s the reason for that bend?
- At the bathroom area, you’re likely to bump your knee on the laundry chute.
- Bedroom is very impractical.

It took a long time to plan, but then almost every door on the upper floor opens in a way that you end up walking into the wall, not to mention that no consideration was given to space behind doors or overall furniture placement. By the way, I argue that the combination of a kitchen unit and dining table with two rows of chairs will be far too tight, and one row of chairs will likely be replaced by a bench if the table stays where it is currently drawn. It’s possible—I’ve seen my parents have it like that in their eat-in kitchen, but not in the dining area for guests.
