Hello fellow home builders and homeowners,

things are progressing rapidly, and the building permit / planning permission application will be submitted soon. So this is (partly) the last chance to make any changes. Therefore, here is our current floor plan.

  • We want to move the door between the utility room and the garage to align it with the utility room/hallway door to make better use of the utility room.
  • I’m not completely happy with the corner in the hallway between the kitchen and living room, but this is because the kitchen needs to be 3.80 meters (12.5 feet) long. Extending this along the length of the hallway would be a shame, as we don’t want to lose space in the living room.
  • The shower in the bathroom is built with masonry and is walk-in, flush with the floor (I’m still not 100% satisfied with the bathroom layout because I worry the shower area will be too dark).
  • There is no basement, so that’s why there is a very large storage room behind the garage.

I am grateful for any suggestions, ideas, or feedback ;-)

Yes, elements like north arrows or site plans, as well as other information requested in the thread linked by Yvonne, are useful and important details. After all, we don’t know you, the plot you’re building on, or any other specifics 😉

Regarding the utility room door from the garage, I would completely do without it. The room is already small enough, and having a passage from the garage takes away nearly 2 m² (22 sq ft) of storage space that would probably be valuable.

The site slopes gently downward from south to north (about 50cm (20 inches) along the house edge)
The building setback is 3m (10 feet) from the street
The garage will be approximately 2.20m (7 feet 3 inches) high. Maximum height 3m (10 feet) for boundary construction
One full story
House style: Frisian style with one Frisian gable at the front (east side) and a shed dormer on the garden side (west)
Street and entrance face east. The street runs from south to north

Family of four with regular visits from grandparents (living 280km (175 miles) away)
Office = guest room as well as home office?
Annual overnight guests: in addition to the family of four, about 2 additional people every 7–8 weekends
Interior style: modern rustic
Kitchen initially without an island, arranged in an L-shape
Number of dining seats: 6
Fireplace available
TV wall to be set up where the back side forms the office

Planner: architect
What is particularly liked: large garage, practical layout
What is disliked: the “corner” in the hallway between the living room and kitchen

Is approximately 450 cm (178 inches) driveway in front of the garage enough?

Try arranging the kitchen furniture... right now, I only see an L-shape that fits somewhat reasonably. An island is hardly possible. And a kitchen size of 380 x 225 cm (150 x 89 inches) seems too small for a family with guests. That just fits 2 tall cabinets, and the utility room doesn’t provide extra storage either. Because that room has to accommodate building services, washing machine, dryer, vacuum cleaner, and similar items. That’s why I would also remove the door to the garage.

147 m² (1592 sq ft) for the plot?...

At first glance, I would consider positioning the office window centrally for aesthetic reasons and rethink that in winter, from October to April, the sun is hardly visible in the west. It sets in the southwest around December. Therefore, no sunlight reaches the house during this time of year, except for the small window on the south side, which would need to be shifted by at least 40 cm (16 inches) anyway, so that a TV shelf can still be placed against the wall.

The utility room is very small!!

In the bathroom, I would place the washbasins by the window, while the toilet could be positioned under the sloping ceiling at the 2-meter (6 ft 6 in) line.

The windows seem very small at the top.
