Hello,
first of all, thank you for the many responses.
1. We decided against a storage room because we store drinks in the basement, and all other food will be kept in the kitchen.
We will install a central vacuum system in the basement, and it should be designed so that the vacuum hose can be hidden in the wall. Honestly, we haven’t given much thought to cleaning supplies yet; they might find a place in a cabinet near the wardrobe.
2. I will reconsider the walk-in closet; we would like to have two wardrobes so that each of us has their own.
3. The basement will have a large hobby room, one storage room, and a room for technical equipment, washing machine, etc.
4. Regarding the stairs and kitchen, I agree with you. I will try to make the stairs 2.16 meters (7 ft 1 in) wide; 2.25 meters (7 ft 5 in) will probably not work because it would take up too much width in the living room and guest room/office.
I would like the kitchen to be 3.60 meters (12 ft) wide as I think this works better (counter 60 cm (24 inches), distance to island 1 meter (3 ft 3 in), island 1 meter (3 ft 3 in)).
5. We have decided against a children’s bathroom — first because of the costs, second because otherwise, we would have three bathrooms. There is also a shower on the ground floor.
6. What I don’t quite understand are the comments about the living and dining area. The length is 9.50 meters (31 ft 2 in) and the width is 4.45 meters (14 ft 7 in).
I actually thought the width of 4.45 meters (14 ft 7 in) would be wide enough so it wouldn’t feel like a narrow corridor. What exactly bothers you about it?
For the furniture, we thought of a media wall on the wall facing the stairs, plus a corner sofa about 3 to 3.20 meters (10 to 10 ft 6 in) wide (we often have many guests).
In the dining area, a table for at least six people. In my opinion, this doesn’t leave much space between the sofa and dining table, right?
It also shouldn’t feel too cramped.
Regarding the roof, you are of course right — it will be a tent roof (pyramidal roof).
I’m also not happy with the windows yet; I think they don’t look very modern.

j.bautsch15 Dec 2016 07:29I don’t think the living/dining area feels narrow. But with a table for six people (I would estimate a 2m (6.5 ft) table plus 1m (3.3 ft) clearance on each side, so a total of 4m (13 ft)) and a 3.2m (10.5 ft) sofa, there’s still about 2.3m (7.5 ft) of free space left. What would you use that for? 😉 Try drawing it to scale on the floor plan. A furnished floor plan really helps (furnished the way you want it, not how the architect imagines it).
Regarding the walk-in closet: you can definitely put two wardrobes there, I don’t see the problem.

j.bautsch15 Dec 2016 07:38Our ground floor layout is quite similar (the "room" on the ground floor for us is the utility room). So I really like your floor plan 😀. We also have this long living-dining area and will furnish it just like in the ground floor plan in post #10. I don’t mind that there is some empty space left in the middle; on the contrary. However, our house is a bit smaller, so the dimensions of our living-dining area are 9.51 x 4.01 m (31 ft 3 in x 13 ft 2 in), but the pure living area up to the door is “only” 3.87 m (12 ft 8 in) long (more than 1 m or 3 ft longer in your case). Since we will also place cabinets/display cases or similar furniture along the walls in the living-dining area, the dining table will be pushed further into the room, so the empty space will be even smaller.
I think it’s good that this “issue” is mentioned here, but in the end, it comes down to personal taste, and if you like it... then go for it. As I said, we will build it that way too and don’t find it bad at all 🙂. If you want, check out my thread where I also posted our floor plans.
The staircase might be a bit narrow at a total width of 2.01 m (6 ft 7 in). Our staircase will be 2.26 m (7 ft 5 in) wide.
We will also realize access to the bedroom via the dressing area, arranged roughly like in the furnished upper floor plan in #10.
