Hello!

Here are our initial thoughts regarding our single-family home. I would greatly appreciate your comments (including critical ones). I will try to answer all questions promptly.

Development Plan / Restrictions
Plot size: 481 sqm (5180 sq ft)
Slope: none

House Design
Who created the design:
- Planner from a construction company
- Architect: many inspirations from picture books
- Do-it-yourself: and then supplemented by us according to our needs
What do you particularly like? Why? The open and transparent architecture on the ground floor, the clear southern orientation
What do you not like? Why? Perhaps it is a bit too small, so we might make it one meter longer. We can only fit the home office & guest room in the basement.
Price estimate according to architect/planner: We told the construction company a limit of 500,000 € for the house, and so far there has been no rejection. We do not have any firm offers yet.
Personal price limit for the house, including equipment: 550,000 € + carport + utility connections + etc. → max. 700,000 €
Preferred heating system: pellet stove or heat pump

--> Perhaps a quarter-turn staircase would be better, as it would provide additional space for the music room on the ground floor and allow the play area upstairs to be separated from the staircase by a railing.

--> The basement is still not fully planned.

If you have to give up any details / expansions:
- you can do without: the design is already very simple; if necessary, the guest bathroom in the basement and the kitchen island. An L-shaped kitchen would probably also work.
- you cannot do without: the music room and the WC on the ground floor.

Why has the design turned out the way it is? For example:
Standard design from the planner?
Which wishes from the architect have been implemented? --> The construction company’s planners have difficulty implementing our ideas.
A mix of many examples from various magazines? --> Yes
What do you consider particularly good or bad about it? --> The open architecture on the ground floor and the (almost) equally sized rooms upstairs.

What is the most important / fundamental question about the floor plan in 130 characters?
What is your constructive critical opinion of our design? What would you do differently?

A basement is not planned. It depends heavily on the location and shape of the stairs, so I decided not to include it in the plans. The plans for the ground floor and upper floor/attic should already be attached to the post. The roof will not be converted into living space.

The plot is marked in red in the cadastral map. Attached is a detailed view of the plot with the building envelope. North is on the right side of all plans.

Hello,

I think your budget will be tight if you build with a basement. Not impossible, but definitely tight.

I find dimensioned digital plans much better, as I don’t have to manually count the grid squares on the screen. I believe you will get more feedback with digital plans.

After a lot of counting, here are my observations:
- Please upload a floor plan of the basement.
- You have one shower too few for 4 people once the children are older and spend more time in the bathroom.
- Frugality and “open and transparent architecture” are fine, but there should still be enough windows on the upper floor. Please include them in the drawings.
- The same applies to the ground floor — according to the plan, the guest toilet, hallway, and music room have no windows. I doubt that is correct.
- If I understand correctly, the hallway is separated from the living area by glass elements? That is neither simple nor inexpensive.
- The children’s rooms are narrow and elongated, making them less practical than their 15 sqm (about 160 sq ft) size (if I counted correctly: 2.5m × 5m + 1m × 2.5m (8 ft × 16 ft + 3 ft × 8 ft)?). Even a well-intentioned play corridor won’t help much here.
- You allocated a large portion of space to the master bedroom with more than 21 sqm (about 226 sq ft). Children spend significantly more time in their rooms than adults do in the bedroom, so consider whether this is balanced according to your priorities and plans.

Overall, I like the ideas for the ground floor, but I find the upper floor room layout and the proportions between the rooms unsuitable and not well thought out.

I agree with SoL on most points.

Additionally, I don’t see the purpose of this play area. It is located directly in front of the children's rooms. In practice, it either goes unused or the upstairs hallway is constantly chaotic and noisy.
