Tonight we received the first preliminary draft from our architect as a basis for discussion. Our main priority was spacious, open rooms. The requirements were 2 children’s bedrooms and a bathroom for kids/guests, 1 master area with bathroom and walk-in closet, 1 guest room, 1 home office, a double garage with appropriate storage space (to replace a basement), and a roof terrace.
The house will be designed in the Bauhaus style (with a flat roof), and the living area should be around 250 square meters (2,690 square feet), plus terrace and garage/storage room.
We really like the floor plan and would hardly change anything (though we have only had it for a few hours). However, I would appreciate if you could take a look at the plans and give me some feedback.

So, I don’t see any major issues; unfortunately, the elevations are missing (they’re probably accurate if an architect designed such a good plan). It should be checked whether the toilet drain on the upper floor might be disruptive in the living area. I really like the open bathroom in the “master area.” The only thing I might add is a sliding door that can separate the toilet from the rest of the space if desired.
The point about the toilet drain is a valid one, although I don’t think it would bother me. The only other addition I might consider is a separate room for a home theater. However, my partner thinks that’s unnecessary, and I’m not sure if it would make the house too “big”...
The budget should also be adhered to as best as possible, and I’ve already found several items that could significantly increase the total cost...
Shower in the bedroom? How do you manage the temperature? Sleeping at 18°C (64°F), showering at 24°C (75°F)? That’s the big downside of open shower/bedroom areas.
Personally, the house would be too large for me. The distance from the sofa to the toilet easily measures 15-20 meters (50-65 feet). The “dining hall” is huge. If you have the money and space, that’s fine – but I would still build smaller – it also needs to be cleaned, after all. Heating and electricity costs aside.

The temperature part is correct. Also, you have all the humidity from the shower going into the bedroom. This open area isn’t really my thing; maybe at least consider sliding doors.
The drainage at three points upstairs in the house has already been mentioned. It's doable, but it will cost more.
I don’t like the walk-through utility room as it takes up too much space just for passage.
May I ask what budget is planned?

What could be improved (based on my preferences, but maybe you like it this way):
- The wardrobe is far too small; a built-in solution in the wall between the office and kitchen might be better.
- With the current furniture arrangement in the living room, home theater use is only suboptimal; it would be better to plan so that both home theater and an outdoor view are possible.
- Reconsider the guest room layout in the private living area; perhaps swap it with the office (if no client visits) and add a guest toilet with a shower.
- The bathroom: Assumed situation: the daughter is occupying the upstairs bathroom, partner 1 dug in at the bean stew yesterday, and partner 2 urgently needs peace and quiet — now it gets tricky.
Overall, a relief compared to the latest floor plans shared here in the forum.

With such generous space, I would be bothered by the standard save-space staircase... if there’s enough room, then please have a proper staircase.
When installing a centralized ventilation system, moisture and similar issues would not be a problem, as it removes them from the bathroom area in no time at all.
Also, given the size, I would consider open ceiling areas to allow more light to reach the lower levels.
