Hello everyone,

We are currently planning a city villa.

Development Plan / Restrictions
The building will be on my parents’ property. There is plenty of space available.
Number of floors – 2 full stories

We have been to the local municipality and county office – there is no formal development plan for our area, but we have already received a green light.

Homeowner Requirements
No basement, no sloped ceilings on the upper floor. Spacious rooms.
Number of people, ages: 2 adults (28 and 26), 3 children planned.
Kitchen with dining area including separation from the living room.

Heating system:
Still under consideration.

This is the second draft from our architect. What could be done differently?
We have already noticed a few things:
- Fewer windows would also be fine 😉
- The distance from the staircase to the wall upstairs is quite small.
- We’re not sure yet how to design the facade… that’s why you’ll see different versions in the images.

We would appreciate any tips and ideas! If anything is unclear, please ask. Thank you.

The utility room is too far away from the kitchen.
With so many people, a second bathroom with a shower is necessary.
Overall, the layout is very complicated.

There are many excellent floor plans with four bedrooms and an office. I would set this design aside.

I would also recommend a second shower.

Otherwise, there are too many corners and recesses for my taste.

I agree with the previous comments: there are too many corners on the upper and ground floors, insufficient wardrobe space, and the absence of a second bathroom. Additionally, the walk-in closet offers storage space for a wardrobe of about 400 cm (157 inches), and the bed arrangement in the master bedroom would feel too cramped on the window side.

Then there is also the question of the site plan (garage/parking space, etc.) and a north arrow on the floor plan.

Wow.. first of all, thanks for the many comments.
I have to say it sounds quite sobering, but I want to address the criticism.

@merlin83: Regarding an additional shower. We resisted this for a long time because we are used to it differently from our families (4 or 5 people), but our opinion has gradually changed. We are trying to include it or at least install the connections for another shower (possibly in the downstairs WC).

@BeHaElJa: Dressing room: What do you mean by a trapped room? What do you imagine differently there? The dressing area as a walk-through room to the bedroom? We partly agree on the small corners; however, some are unavoidable or even intended to fit a closet.

@nordanney: Thanks for the note. I summarized it in the first comment.

@Manu1976: I would be very interested in your floor plan; could you post it or send it to me?
Kitchen: We don’t consider the distance to the utility room too far... It is more important for us to have a side passage to the utility room. Also, we find the kitchen large enough to store a reasonable amount of groceries.
Irregular rooms: See comment two.
Stairs: In the first draft, we had a half-turned U-shaped staircase. At first, we didn’t like it, but over time it has become our preferred option.

@ypg: What details do you feel are missing? It would be helpful if you could be more specific.
Bathroom: You find almost 16m² (172 sq ft) too small. The houses we’ve seen so far had smaller rooms, and we already considered those rooms large enough.
Kitchen/Dining and Living area: Specific suggestions here would be great.
Symmetry at the front: This will come; the two windows on the left side will be replaced by single windows like on the right side.
We want to keep it exactly square. We don’t plan a terrace directly attached to the house.

@EveundGerd: If you have great floor plans, please send them to me. I haven’t found anything good.

@lastdrop: Thanks for the notes. I have already addressed them.

Wardrobe: This may change with a different staircase.
Bedroom: I will recalculate this.
Dressing room: We will install only one window in that room to create more space for closets.
