ᐅ Preliminary design of a single-family house floor plan in the Bauhaus style by the architect

Hello,

Tonight we received the first preliminary draft from our architect as a basis for discussion. Our main priority was spacious, open rooms. The requirements were 2 children’s bedrooms and a bathroom for kids/guests, 1 master area with bathroom and walk-in closet, 1 guest room, 1 home office, a double garage with appropriate storage space (to replace a basement), and a roof terrace.

The house will be designed in the Bauhaus style (with a flat roof), and the living area should be around 250 square meters (2,690 square feet), plus terrace and garage/storage room.

We really like the floor plan and would hardly change anything (though we have only had it for a few hours). However, I would appreciate if you could take a look at the plans and give me some feedback.

The colors online and in catalogs often look different. We were also given the addresses of reference buildings where we could see the exact bricks we liked in the showroom, applied on real buildings.
You can find where the showrooms are near you on the websites of brick manufacturers.

Thank you very much. Our architect gave us the same advice. However, we want to look at various bricks online now that might fit our "modern" building. Either way, we will, of course, view everything on site later...

If anyone has suggestions (maybe something similar to the picture), feel free to post them here

Nice floor plan! Is the 500,000 amount just for the house or does it include the land as well?

The 500,000€ is only for the house itself. About 100,000€ is planned as a buffer for the kitchen, KNX system, and other extras. Land and additional construction costs are a separate budget.

So house + KNX, kitchen, other extras = 600,000€ (I think this should be sufficient).

Throughout the entire ground floor, exposed screed will be used except in the living room (which will have parquet). On the upper floor, only the bathrooms will have screed; everywhere else will have parquet.

(I remember) Which upper floor layout are you leaning towards? Still the open option or the "closed" one (bathroom)?

Where do you have your heating located?
Personally, I would prefer an open staircase (without a storage area), but you probably need the storage space?
For the bathroom, I would choose the enclosed version: move the shower exit, placing the shower against the exterior wall so you don’t have to pass by the window. Or is there only a strip of windows there?
I have now closed the exterior views again—they can be a bit of an adjustment after all. But sometimes it’s good to be able to do things differently! Respect.
