Hello,

Tonight we received the first preliminary draft from our architect as a basis for discussion. Our main priority was spacious, open rooms. The requirements were 2 children’s bedrooms and a bathroom for kids/guests, 1 master area with bathroom and walk-in closet, 1 guest room, 1 home office, a double garage with appropriate storage space (to replace a basement), and a roof terrace.

The house will be designed in the Bauhaus style (with a flat roof), and the living area should be around 250 square meters (2,690 square feet), plus terrace and garage/storage room.

We really like the floor plan and would hardly change anything (though we have only had it for a few hours). However, I would appreciate if you could take a look at the plans and give me some feedback.

So, there will be underfloor heating throughout the entire house. The storage space under the stairs is not absolutely necessary, but there should be at least one additional door or wall separating the ground floor and the upper floor, as our little one wakes up at every noise.

The idea with the shower definitely makes sense. However, especially in the bathroom, if we decide on the enclosed version, quite a few changes will be necessary.

The exterior views currently show brickwork, but we will probably go with plaster (white) instead, as we prefer it and it is also cheaper than the brick we like.

The kids' bathroom is smaller than the walk-in closet. You can't really offer your kids much space here, can you? Everything else is really spacious – only here has been cut down, which is a shame. Widen it a bit, and it won’t feel like a hotel bathroom.

In option A, the child sleeps with their head next to the bathtub – so you can’t relax in the bath in the evening if a child wants to sleep nearby. Personally, I find option B strange – the bathtub placed in the middle of the room is definitely not to my taste.

Nonsense. 6.2m² (67ft²) for a small bathroom—that’s considered a large bathroom in many homes.

Yes, I would probably swap child 1’s room with the guest room as well. I recall when I was a child, my room was also next to the bathroom. As soon as the shower ran, I was awake.

I think the design is good and I see some similarities to the house we are building this year, although our budget is smaller.
Maybe you could take a look at our plans; for example, our children’s bathroom is “only” 4.25m² (46 sq ft), which should be more than enough. We also chose an external thermal insulation composite system (ETICS) because fiber cement panels cost about twice as much (around 250 EUR/m²).
I lost countless nights of sleep over the plan since most of it came from me. You’ll go through that too.
