Hello everyone,

Today we have our first draft to present and would like to hear your opinions on it.

I won’t add any further comments for now and will let the two floor plans speak for themselves.

Hello,

I like the floor plan quite a bit. Am I correct in assuming that north is to the right? My comments are:

- The kitchen space is quite tight. Could you extend the peninsula section a bit? Or do the windows need to remain symmetrical?
- I would rotate the fireplace 90 degrees; otherwise, the passageway is too narrow and the minimum clearance to combustible materials is not met.
- In the upstairs bathroom, the bathtub takes up a lot of space, while the rest feels quite cramped. I would position the shower facing the window.
- Have you checked the slope of the staircase?
- How big is the desk in the study? It looks a bit cramped.
- Is there perhaps a version of the house that is 1 meter (3.3 feet) wider? 😉

The design looks unusually well done, especially considering it probably wasn’t created by an architect (which you can only tell from some of the detailed measurements; conceptually it seems mature). What I usually see in other projects often appears less refined in terms of concept and scale. However, I really don’t like the bathroom at all; the layout seems quite unfortunate. I would also consider adding a window on the garage-facing side.

It’s all well and good that you keep your comments brief... but it would be VERY helpful to follow the guidelines from

You haven’t provided a site plan, a north arrow, or anything else. The rest is also unknown. Nothing is said about the roof; it looks like a hipped roof and the upper floor appears to be a full story, but that’s only an assumption.

Regarding the floor plan:
I find the kitchen / dining area / fireplace too cramped and difficult to furnish. It seems you don’t have high demands for the kitchen, as there isn’t much space for storage or equipment.

Yes, north is to the right, sorry the arrow is missing.

The windows will need to be changed anyway, in my opinion. I actually think it might make sense to extend the kitchen area further to the left, creating a kind of bay window or small extension. Of course, this depends on the costs involved.

The fireplace was originally our idea so it could act as a kind of room divider, but I agree it looks quite tight on the plan.

Regarding the bathroom, I don’t have a good idea yet either, but in my opinion, one or two windows on the north side would fit well since the north façade of the house looks quite bare.

We haven’t checked the stairs yet, but I’ll pass along the tip.

The desk in the office looks about 80cm (31 inches) deep relative to the door. This office is more of a “nice to have,” whereas the larger office below is the guest room.

It was designed by an architect. Yes, as I said, the bathroom is a real sore point for us as well.


Here are some points that I/we have noticed:

Ground Floor
1. Doors should preferably be 1m (3 ft 3 in) wide / 2.10m (6 ft 11 in) high
2. Kitchen is too small (limited storage); possibly extendable by some kind of annex or bay window
3. The kitchen windows should be extended longer
4. The two floor-to-ceiling windows directly at or behind the sofa don’t seem very practical; what do you think?
5. Consider rethinking the fireplace positioning
6. Possibly add a small additional window on the north wall in the toilet
7. Does it make sense to downsize the utility room and move the heating and controlled mechanical ventilation system to the attic?
8. By reducing the utility room, the office/guest room could be shifted, allowing the living and dining areas to feel more spacious
9. The space under the stairs (likely concrete) should be used as a storage area
10. Include two windows in the garage (one on the north and one on the west side)

Upper Floor
1. The size of the children’s rooms fits well; maybe move the office wall slightly towards the bedroom
2. The master bedroom is large enough; possibly add another window on the north wall
3. I am undecided about the hallway window—what looks best and lets in the most light, while also being easy to clean?
4. As mentioned before, the bathroom remains a major topic; definitely add one or two more windows. Also, the area around the sinks feels very cramped, especially when kids are using the bathroom in the morning or evening.

General
1. I/we would increase the roof pitch to at least 22° to maximize usable attic space (the roof slope isn’t visible in the pictures ;-))

You haven’t provided a site plan, north arrow, etc. We don’t know any of the other details either. We have no information about the roof; it looks like a hip roof and the upper floor seems like a full story, but that’s just a guess.
