We are (almost) ready. The desired building plot is reserved, and the house planning can begin.

We will be building with a (related) architect and will tender all trades ourselves. We are aware that this approach involves significant time and financial risks, but we want to take the chance.

It is meant to be our dream house, and we want to be able to decide ourselves how it will look.

Our architect suggested that we first draw our own ideas of how we imagine the house and what is important to us. Afterwards, we will sit down together and analyze the plan step by step.
After days of drawing, I have “designed” a floor plan that our whole family is quite satisfied with.

What do you especially like? Why? Office and WC with the possibility to convert them into a separate living unit (for old age), kitchen island in the middle of the room, back kitchen so appliances don’t have to be on the island, large windows on the undeveloped side, stairs in the living room instead of in a hallway, large master area on the upper floor.
What do you dislike? Why? No double garage due to space constraints. We don’t want to shift the house too far south.
Cost estimate by architect/planner: ???
Personal price limit for the house including fixtures: 600,000
Preferred heating technology: air-to-water heat pump (deep drilling is not allowed due to water protection zone)

If you have to give up certain details/features:
- Can give up: slightly smaller office. However, I like the option of converting the office and WC into a second living unit (for grown children, caregiver, bedroom in old age).
- Cannot give up: open kitchen, back kitchen, large windows to the southwest

Why does the design look the way it does?
I created the design completely independently. A modern, open style is important to us. Since there is an unobstructed view to the west of fields and vineyards, we want to make use of this with large windows.
A separate master area would be very welcome. A luxury bathroom as in this plan would, of course, be a highlight.
An attic is planned for additional storage space.

I am quite concerned about the single garage. We need two cars, and the second would always have to be parked outside. Unfortunately, I don’t see a possibility to position the garage differently. If I reserve the minimum 6m (20 feet) on the northern boundary for a double garage, the house would have to move further south. I do not want that.

I look forward to your suggestions.

Plan B: In theory, can you place the carport outside the building boundary in the southeast? That way, you gain exactly the 5 meters the garage needs at the front of the house.

What exactly do you mean? The building authority said a garage/carport in the southeast could also be built outside the building boundary if the distance to the public road is at least 2.5m (8 feet). I could move the garage about 1.5m (5 feet) forward, which would create more space in the backyard and maybe also allow more light.

What exactly do you want to store? Appliances and sheet cakes don’t fit well through 60cm (24 inches), and neither do garbage bags. So there isn’t much left that you really need to store.
Personally, I think this space is too valuable: as I said before, I don’t see the generous feel you want anymore. That’s why I would rearrange it again like playing Tetris. If you have a pantry, it should be accessible without a bottleneck, but not at the expense of the kitchen.

Yes, I was too when I first moved in. I had a bit more than before. Now I’ve extended 😉 Also a side-by-side fridge was needed, because a 60cm (24 inch) fridge wasn’t enough. More and more things come along, especially if you cook with your kids 😉 …

That would be your option:
5m (16 feet 5 inches) in front of a garage or 2.5m (8 feet 2 inches) in front of a carport. The latter would give you more open window area on the south side and thus bring your dream a little closer.

Are you referring to a single garage within the building boundary on the north side and a carport 2.5 m (8 feet) in front of the street on the southeast side?
There is also the option to keep it as it is now — a double garage pulled forward to the 2.5 m (8 feet) line on the southeast side.
Personally, I would prefer this option, provided the terrace receives enough sunlight. Why? Because a narrow single garage on the north side would have a problematic driveway due to the slope.

No, I meant instead of the garage.
But since you only need 2.5 meters (8 feet), I would just build that. Then rearrange utility room, pantry, kitchen, and entrance 🙂

Phew, I’m relieved. I will definitely keep the garage as it is: south-east border, 2.5m (8 feet) from the street.

What ideas do you have for the floor plan? My head is buzzing from playing Tetris 🤨.
As mentioned before, the staircase must either remain as is or be modified so that two children’s bedrooms can be planned facing the street.
I also like the glazed connection between the garage and the house. Here, I would definitely provide direct access to the terrace, so visitors have a short route to the garden and don’t have to walk through the whole house.
