Hello,
this is my first post, and I hope I won’t get criticized for this "silly" question here.
I bought a plot of land this year (950 m² (10,225 sq ft)) and plan to build a nice house on it in 2015. Not a prefab house, but one designed by the architect who also built my company’s building.
I have a girlfriend with 3 kids, so we need space… and I would like a large living room and a nice bathroom as well. It should have a hip roof, a bit of a Mediterranean style, and two stories.
I know these details are VERY limited, and I already have an appointment with the architect, but he is very busy and will get back to me when he has time (it’s not urgent anyway, there are still about 2 good years). But maybe someone can give me a rough idea of how much a house like this would cost! Excluding landscaping and exterior work...
Here are the facts / wishes:
about 300 m² (3,230 sq ft)
custom designed
high-end finishes for sure
nice / luxurious bathroom
hip roof
double garage
Thank you very much, I’m happy to answer any further questions.
Regards,
Armin

Bauexperte18 Aug 2012 11:17Hello,
In two ways; on the one hand, only the construction managers or GCs whose initial bids seem attractively low actually have a significant impact, on the other hand, the probable “savings” from hiring an architect to manage the project often lead to additional purchases here and there. In the end, as always, a house of a certain size requires a specific price X; there’s no way around that.
To help you understand what I mean: yesterday we had an appointment with clients who got into serious trouble because of those infamous three letters; the contract was terminated. This means their build stands... up to the upper floor concrete slab and has for several months. Aside from the fact that this construction project—if we had calculated and offered it—would have been at least 25,000 euros (about 26,000 USD) more expensive in the initial quote, it will now—after our construction manager completes the build—end up costing exactly that. This final price then corresponds to the size and features of the house.
Kind regards

It should be as certain as Amen in church that you save money by building with a general contractor (GC).

Häuslebauer4021 Aug 2012 17:37I don’t share your opinion, Bauexperte. We definitely did not have an underestimated initial price, but if you treat the craftsmen well and occasionally buy them lunch, they tend to open up and share some insider information...
For example, our general contractor charged extra costs for laying tiles outside the dimensions and installation methods specified in the scope of work, such as surcharges for installing larger tiles, diagonal layouts, and so on.
However, the tiler (subcontractor) never sees any of that...
This is just one example among many. It happens across all trades.

Too bad ... no one finds out if the house was built ... (?)

I’m just surprised that sometimes certain threads suddenly go completely silent.
Note: I don’t intentionally look for these “dead” threads; I just happen to come across them while browsing around (unfortunately)...
