ᐅ Price for a house of approximately 300 m² with quality finishes?

Hello,

this is my first post, and I hope I won’t get criticized for this "silly" question here.

I bought a plot of land this year (950 m² (10,225 sq ft)) and plan to build a nice house on it in 2015. Not a prefab house, but one designed by the architect who also built my company’s building.

I have a girlfriend with 3 kids, so we need space… and I would like a large living room and a nice bathroom as well. It should have a hip roof, a bit of a Mediterranean style, and two stories.

I know these details are VERY limited, and I already have an appointment with the architect, but he is very busy and will get back to me when he has time (it’s not urgent anyway, there are still about 2 good years). But maybe someone can give me a rough idea of how much a house like this would cost! Excluding landscaping and exterior work...

Here are the facts / wishes:

about 300 m² (3,230 sq ft)
custom designed
high-end finishes for sure
nice / luxurious bathroom
hip roof
double garage

I don’t think anything under 500,000 is realistic.

We had a quote for a masonry double garage with a pitched roof. It was around €30,000.
You can expect costs per square meter to range from €1,500 up to €18,000.
A luxury bathroom can cost anywhere from €10,000 to €50,000 depending on the fittings.

We are building 145 sqm (1,560 sq ft), so about half of that is close to €270,000 just for the house. And that definitely doesn’t include a luxury bathroom.
However, it’s a prefabricated house. Maybe this gives some idea of the scale of the costs.

Off the top of my head, I would estimate a total of around 600,000. But maybe Bauexperte has more accurate figures.

Thank you very much in advance! I'm looking for a rough estimate; I want to spend between 650,000 and 700,000 euros (approx. 695,000 to 750,000 USD)... but is that enough? Including the architect...? And a really nice bathroom and other "nice-to-haves"...

Well, anything you want to know can be much better assessed by your architect. A forum is not the right place for such a general inquiry. There is always no upper limit on prices.
I think what you will get here are minimum prices, probably only estimates, since very few people build on that scale. And those kinds of homeowners rarely hang around forums to get advice. They usually leave it to the architect.

One question comes to mind:
Are cleaning services included in the additional costs?

I believe the architect, not the forum, is really the best point of contact for this.

I am also meeting with the architect, as I thought someone here might have an idea of how much a house like this would roughly cost! The construction is still some time away, but I want to gather information beforehand. I expect to have more questions about the build ahead of time and will ask them here, but for now, the main focus is on determining and calculating the total construction cost!
