Personal price limit for the house, including equipment:
Preferred heating technology: air-to-water heat pump with underfloor heating
If you had to give up anything, which details/extensions
- Can give up: direct access from garage to house, fireplace
- Cannot give up: pantry, east-facing bedroom, spacious children’s rooms
Why is the design the way it is now?
We had discussions with several construction companies but never received a plan that met our wishes. That is why we took matters into our own hands. Neither of us has experience in this area, so we don’t know if our plan is good and feasible. Therefore, we hope for a lot of input here in the forum, where we have already found much inspiration and ideas.
Additionally, the “challenging” plot with a predetermined ridge direction from east to west while the lot is elongated north to south. We are negotiating with the municipality about changing the ridge direction but are unsure how realistic that is.

What immediately catches my attention on the ground floor is that I personally would always find it nicer and more welcoming to see or approach something representative when entering the building. For example, a double-leaf glass door showing the living area or something similar.
What stands out to me on the upper floor is that I wouldn’t want a guest room there.

Have you already thought about how your house will look from the outside if the ridge direction change is not allowed?

The specifications should be more precise. Gutters are a must!

No, of course not. Architectural services are expensive, and you commit to them by signing the construction contract.
P.S. At first glance, the design looks pretty good. I would see only a few points worth changing, but first, let’s focus on the plot’s dimensions 🙂The measurements are in the last attached file, which is the cadastral excerpt. The plot is 18.35 meters (60 feet) wide at the north, and 17.87 meters (59 feet) wide at the very south. The total length is 29.59 meters (97 feet). On top of that, there is a 3.75-meter (12 feet) wide driveway at the very northern edge.
