ᐅ Site Planning – Which House Type and Size Makes the Most Sense?

Hello everyone,

Our notary appointment is set, and I received the measurements of the plot yesterday.

My husband and I each prefer a different house type.

He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.

I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.

Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.

I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

That’s probably how the general contractor’s architect “understood” it as well. I understood it differently, and if my interpretation is “correct,” it would be better to phrase it in two parts, namely “no straight staircase,” and “it should not start at the entrance either.” What exactly is the issue here: is it the feeling that the first step should not be placed “right behind the door,” or is it more about plastering work not being done in the muddy zone (which, in my opinion, only exists here in this forum—I belong to a generation that instinctively uses doormats, shoe scrapers, and the like, simply because people used to make sure that Hans learns this early on)?

We visited our preferred general contractor today.

Oh man, that was quite disappointing..

He said he assumes the plot is not yet connected to utilities, since it used to be a garden and has only recently become a building plot. He also suspected that significant earthworks will be required.

Well, better to expect more costs upfront than to face an unpleasant surprise later..

Of course, I can only start researching this from Monday.

But the utilities are right there at your street. There are houses on both sides. Although connecting to utility services can be annoying because of the costs, it’s not the end of the world. We built on farmland and had nothing except electricity. There wasn’t even water or telephone lines on the street.

So don’t get too shocked by something like that.

I am somewhat shocked because I assumed the plot was ready to build on. The seller also declared it as serviced..

I will just ask him again.

Water OR phone, you have to choose
