ᐅ Site Planning – Which House Type and Size Makes the Most Sense?

Hello everyone,

Our notary appointment is set, and I received the measurements of the plot yesterday.

My husband and I each prefer a different house type.

He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.

I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.

Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.

I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

Wow, the development plan is really relaxed! Where is the access supposed to be from? From the north? What will happen to the trees?

The access is planned from the north, but we are open to other options if they work better.

The trees in the middle of the property will be removed; as for the others, we will see which ones can be preserved. They already provide some privacy. Here is a picture for reference.

Should there be a garage? How large?
What are your requirements in terms of the room layout?
Without any information, it’s hard to say what would be suitable.

But basically, I would prefer a narrow, long rectangle rather than a square...

General contracting is a tricky matter. It costs significantly more than hiring subcontractors separately and carries certain risks. I would reconsider it, especially given the currently very high price levels in the market.

We are not planning a garage.

Our desired floor area depends on the layout and ranges from 140 to a maximum of 155 square meters (1,507 to 1,669 square feet).

Ground floor: kitchen, dining and living area, half bathroom, utility room, hallway

Upper floor: 2 children's bedrooms, 1 master bedroom with walk-in closet, 1 bathroom, hallway

There are only three of us.
