Hello everyone, we are currently in negotiations:
508m² (5474 sq ft), facing east, with a front width of 15.10 m (50 feet) and therefore about 32 m (105 feet) long, since the rear width is approximately 16 m (52.5 feet).
We are allowed to build according to §34a [34a].
That means for us: in line with the neighboring buildings.
So the house will start about 1.50 m (5 feet) from the street. We want to build a single garage to the left side of the house, so on the north side. We also want a carport on the south side. We plan to build without a basement. Therefore, the utility room needs to be on the ground floor, and we also need a workshop room for my husband. The question is: should we outsource the workshop and attach it to the garage, or integrate it into the house? The house will be about 9 m (30 feet) wide, but nothing else is fixed yet.
We want a fireplace in the living room and a walk-in closet in the master bedroom. Since we don’t have gas supply, we want to heat with an air-source heat pump. We received a suggestion to install the air-source heat pump in a room behind the garage.
By the way, we don’t have children yet but want one, maybe two. We are currently 30 and 31 years old. Construction is planned to start this fall.
So far, we have rough floor plan sketches, but we are already so focused that no new ideas are coming to us.
We would like a townhouse-style villa with around 135–145 m² (1450–1560 sq ft).
Oh, and the master bedroom should face the garden, oriented south/east. The children’s bedroom preferably north/west.
Does anyone have floor plan suggestions?
Have I forgotten anything important?

Additional construction costs? How I estimate/calculate them is a mystery to me...€1800 x 150 sqm (1600 sq ft) = €270,000
It could also be €1900.
First, have a soil survey done to calculate the earthworks. You should budget €50,000 for that.
Prefabricated garages including foundation €15,000.
You can do painting and flooring later as part of finishing work, but material costs will still apply, as well as for the terrace and driveway.
Show the floor plan on the site plan, maybe it still needs some fine-tuning [emoji2]
P.S.: written in bold:
If you want to do a lot yourself, you need to have the finishing work excluded from the general contractor contract. Usually, though, it doesn’t pay off!
Otherwise, have an architect build for you.
But don’t forget that materials cost money and that family may be on vacation or have back problems...

We have now roughly calculated everything, including the landscaping, garage, etc., and the total is about 275,000.
We are doing the electrical work and screeding ourselves, which saves us a lot—around 10,000 euros alone.
Also, since we are installing the terrace and driveway ourselves, that saves quite a bit as well.
The few trees that need to be removed cost 2,000. And the excavation alone, the trenches for utilities, are supposed to cost 50,000?
Our soil class is 2/3.
We are still waiting for the quotes...
The floor plan is now finalized and has been approved by all the moms and dads 🙂 fortunately, no objections.
Now, only the earthworks calculation is missing—I'm curious about that...
