Hello,
we are new to the forum and would like to ask for your opinions.
After a long search, we have now found a plot of land with a great location, and the notary appointment is coming up soon.
There is no zoning plan. Otherwise, I am not aware of any restrictions regarding the building. Of course, the construction project should fit well into the surrounding area.
The plot itself is slightly sloped and gradually levels out towards the south/west.
We are considering a single-story building with a basement. The basement will house the double garage, as well as an office, guest room, and a small shower bathroom. Naturally, the remaining rooms like the utility room and storage will also be there. The entrance should be on the north side, so a long hallway is probably unavoidable... unless you have other suggestions.
The design was created by us after extensively reviewing many other floor plans online and visiting model homes. So far, we have only had a brief initial meeting with an architect.
I am grateful for any advice, criticism, or feedback!

@kbt09:
The plot slopes from east to west, with the southwest corner leveling out, so the slope is hardly noticeable there. The height difference is about 2 meters (6.5 feet). I currently consider the basement layout to be of secondary importance, although, of course, everything has to fit together in the overall design.
From the building authority manager himself, I know that there is no development plan and currently nothing opposes the construction we have in mind.
The furniture is inserted to scale in the floor plan. So I thought that would be sufficient for now.
@ypg:
The street is on the west side of the plot, and the driveway is planned to access the property from there. Therefore, in my opinion, the entrance on the north side would make the most sense. Since the plot is longer than it is wide, we thought the house should be built accordingly to use the sunny southwest side as a terrace and recreational area.
Yes, I’m aware of the common issue with long corridors in single-story houses, and that’s why I’m hoping to get some help here. The floor plans I’ve seen online usually have the entrance in the middle of the house rather than on the side, probably to reduce the problem of long hallways.
The conversation with the architect wasn’t bad at all, but I just wanted to get your opinions on the floor plan I have in mind.
We’ve definitely gathered some information about the house construction and its costs, but of course, it’s still in the early stages.

Hmm.. such a plot is quite a challenge, and having the terrace facing west (bottom of the plan) is not that simple, since the basement basically acts as a separate floor there. So the terrace would be more like a balcony?
Your site plan doesn’t seem to show north exactly to the left of the plan... it’s always useful to include a true north arrow. Also, try adding a few elevation points to the site plan.
In my opinion, your floor plan doesn’t work like this at all.

Access from the west: I would spontaneously consider an L-shaped bungalow with a recessed terrace on the west or east side. Access from the west, separation from the living area on the southwest side by a setback or vegetation, driveway to the garage on the north side.
This is without any consideration of elevation points.
I would definitely not place the main terrace side not on the narrow strip of garden on the west, which results from the small depth of the plot. Either a hedge will block the view as well as the light from the west, or you forgo greenery, in which case you will certainly have full exposure to passersby in the living and terrace area.
These planning ideas can certainly be developed without a dark, long, and gloomy hallway.

Nowadays, you can get used to many things. But honestly, what were you thinking with that hallway? The living room completely pushes you into those shapes. You have a huge plot of land and are ready to design a bungalow, yet you put that kind of impractical box there. No, if you don’t start over from scratch, you might regret it later. Every house somehow has its core idea that defines it. I don’t see that here. What do you want your house to be special for, in your opinion? Maybe I’m missing something. Please clarify.
No offense intended.
Best regards, basti

Thanks first of all to everyone for your feedback. Yes, the hallway is really a nightmare...
Anyway, I went back to my computer and obtained a top-down view of the plot, which is already oriented to true north, from Google Earth. I hope this is allowed.
You can clearly see roughly how the house fits on the plot when you also consider the 3-meter (10 feet) distance from the eastern side.
Good luck

Good evening,
Unfortunately, I had to delete the jpg. Not because it violated the forum rules, but Google has an issue with it.
