Hello everyone, we are currently in negotiations:
508m² (5474 sq ft), facing east, with a front width of 15.10 m (50 feet) and therefore about 32 m (105 feet) long, since the rear width is approximately 16 m (52.5 feet).

We are allowed to build according to §34a [34a].

That means for us: in line with the neighboring buildings.
So the house will start about 1.50 m (5 feet) from the street. We want to build a single garage to the left side of the house, so on the north side. We also want a carport on the south side. We plan to build without a basement. Therefore, the utility room needs to be on the ground floor, and we also need a workshop room for my husband. The question is: should we outsource the workshop and attach it to the garage, or integrate it into the house? The house will be about 9 m (30 feet) wide, but nothing else is fixed yet.

We want a fireplace in the living room and a walk-in closet in the master bedroom. Since we don’t have gas supply, we want to heat with an air-source heat pump. We received a suggestion to install the air-source heat pump in a room behind the garage.

By the way, we don’t have children yet but want one, maybe two. We are currently 30 and 31 years old. Construction is planned to start this fall.

So far, we have rough floor plan sketches, but we are already so focused that no new ideas are coming to us.

We would like a townhouse-style villa with around 135–145 m² (1450–1560 sq ft).

Oh, and the master bedroom should face the garden, oriented south/east. The children’s bedroom preferably north/west.

Does anyone have floor plan suggestions?
Have I forgotten anything important?
The house width max. 9 m (30 feet)
House length up to 12 m (39 feet) possible.

*laughs* I doubt that people will flood you with floor plans right now. Everyone’s ideas and preferences are just too individual for that.
Browse through the internet using Google. Look at different floor plans there and note what you like and what you don’t. This way, you’ll get an overview of your must-haves and don’ts.

I would always attach the workshop to the garage. Should there be a door from the garage into the living area?
Heating: Do you want an air-to-water heat pump or an air-source heat pump? They are a bit different. One heats via the air (which I don’t find ideal), and the other heats through underfloor heating. Simply put.

Hello,
there are some typical “standard” designs that are often offered for prefab houses in similar forms because they suit many homebuyers. To match the orientation, the plans are then rotated, mirrored, and some walls are shifted. This might be a good starting point to figure out what you want. For example, try searching for Sunshine 143 - V6 on Google, just to give you an example.
However, for your country and your specific needs, it’s best to consult your architect, just as you have done here. That way, you will get a custom house that fits you and is not an off-the-shelf compromise.

Just post your rough floor plans here. For a 9 m (30 feet) wide house, I could imagine a half-turn staircase on the left north side, with either a utility room or guest WC/dressing room in front of it. Most semi-detached houses have a layout like this, you can search for examples online.

Hello everyone.
What surprises me (considering all the many topics and posts here...) is that once the decision to build a house has been made, people usually have specific ideas in mind. Is the current apartment too small? What don’t you like about it? ...
Questions about the house: What do we like?! A house in the neighborhood, from family, friends, a new development area...
Then visit a model home park?! We did this and found some we didn’t like, some were good, and others could be improved. The advantage of such parks or exhibitions is that you can really go inside the houses. How is the light? What do we like about the layout, etc.? Through this process, we decided on a “house type” (Keitel-Haus Lichtenau 158) and modified it. We stretched the house a bit, changed the layout, added an additional wing, remodeled rooms, and so on.
With this “floor plan” as a proposal plus all our thoughts and ideas, we approached companies to request a quote. During the meetings, the companies introduced themselves and explained how they build. This was very interesting, starting from the construction methods to the people involved.
Ultimately, we chose a local (prefabricated) home builder who managed all the trades for us.
The process of “looking for a house” and then building usually takes years and develops in the minds of one or more people. Many details need to be clarified or only become clear later... Can this really be done “quickly,” and can you be happy with a suggested house for the next 50 years?

These are my thoughts.
