ᐅ Townhouse Floor Plan – What Do You Like and What Don’t You Like?

Dear Forum,
We have been silent readers for some time and have now reached the point where a first draft has been created for our building project (planned start spring 2018). Before we proceed with the planning, we would appreciate any tips and suggestions regarding the design. Thank you very much!

Gallery in the entrance area, side entrance, large utility room, spacious kitchen, orientation of all main rooms (living room southeast, utility room north), large windows on the south side
What do you dislike? Why?
Children’s room with a corner, position of the chimney (a tile stove is planned on the shared wall on the ground floor)
Cost estimate according to architect/designer: approx. €290,000
Why does the design look like it does now?
Research and "combining" of various floor plans, own ideas

House floor plan: living/dining, kitchen, guest room, utility room, shower/WC, staircase.

Upper floor plan: hallway, master bedroom, child 1, child 2, office, storage room, walk-in closet, bathroom.

Regarding wastewater, there are other solutions as well. Our main bathroom is located above the kitchen, and the wastewater pipes run between the concrete ceiling and the suspended ceiling through the kitchen, basically. It sounds odd but is supposed to work. The pipe is an insulated pipe and, of course, additionally insulated several times.

What is included in the estimated 290,000 € (approximately 310,000 USD)?
For 200 sqm (2,150 sq ft), this should be questioned.

A lot of space is lost in the living/dining area because it would need to be kept clear due to the many exits. Especially the space below the kitchen is practically unusable for furniture because of all the traffic routes. In general, the area is not very deep for a comfortable dining space. I think it doesn’t quite do justice to such a large house. But that also depends on priorities and what people want.

The plaster is still missing from the wall thicknesses.

The living room could be improved by adding a window facing east to take advantage of the morning sun.

That may be true, but it doesn’t really help to understand the actually usable floor area. The space under the kitchen is too tight, in my opinion.

It is easier for the structural contractor not to have to mentally subtract the plaster thickness. Besides, one should be cautious when calculating clearance and built-in widths too tightly: the rough construction measurements shown in the drawings are target dimensions only; the presence of half centimeters should definitely not be confused with precise manufacturing tolerances!

If a wall section is listed as 2.865 m (9 ft 5 in) long in the plan, in reality it could be 2.85 m (9 ft 4 in) or 2.89 m (9 ft 6 in). In this respect, it doesn’t help much to claim that a corridor that is 1.01 m (3 ft 4 in) wide will be 98 cm (39 in) after plaster — this might well be wishful thinking.

However, we are not speaking to the shell builder here, but to a user who wants to build a house and is seeking feedback on their floor plan.

So, we should address this person in a way that is useful for them, rather than responding to every helpful user in a didactic manner, which only ends up confusing everyone.
