After many weeks of planning, our design is now finalized. We will soon receive a quote from our construction company based on this. The only changes are relocating the bathroom window to the north side and installing floor-to-ceiling windows in the upstairs south-facing rooms. Otherwise, we are very happy with this design but would now like to hear your opinions. Thank you in advance.

Plot size: 570 m² (6130 ft²)
Slope: yes, from west to east approx. 1.80 m (6 ft)
Floor area ratio: 0.4
Building envelope, building line and boundary: see development plan
Number of parking spaces: 2
Number of floors: 2
Roof style: all allowed
Architectural style: all allowed
Orientation: south-facing slope
Maximum heights/limits: 9 m (30 ft) ridge height for gable roofs, 5.50 m (18 ft) storage height in front of garage entrance
Homeowners’ Requirements
Style: open/modern, gable roof
No basement, 2 floors
2 people (later with children), ages 30/29
Room needs on ground floor: guest WC with shower, open living-dining area, guest room, pantry
Upstairs: bedroom, 2 children’s rooms, bathroom
Number of occasional overnight guests: difficult to say

Modern but cozy construction style
Open kitchen
Number of dining seats: at least 6
Fireplace: possibly system with integrated stove
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: double garage

What do you particularly like? Minimal ornamentation
What do you not like? Limited space on the south side
Price estimate according to architect/planner: not yet fixed, quote will be based on this design (should be around €280,000)
Personal maximum budget for the house including fittings: €320,000
Preferred heating system: air-source heat pump
If you have to give up something, which details/features can you do without?
-can do without: KfW standard (reluctantly), dressing room
-cannot do without: attic with direct access to the house

Hello,
if you paint the pantry, you will gain a larger kitchen area, and more can fit into the kitchen cabinets than in the pantry.
I also find the placement of the washer and dryer accessed through a dirty garage unsuitable. Sometimes you quickly run to the dryer (possibly in your underwear) to get something. Especially children are often in a hurry to put on their favorite T-shirt as soon as possible. I wouldn’t want my children rushing past my car all the time, as eventually someone might scratch it. Also, garages are very cold in winter, making laundry chores uncomfortable, and the door to the house is often left open.

It's a requirement that the heat generator is located within the thermal envelope. Does this apply to the utility room? How will it be constructed?Good point, I need to address that right away. The plan is to fully insulate the garage with extensions built in timber frame construction.

Otherwise, you all seem focused on the laundry room. For us, it’s not a fallback solution due to possible space issues, but deliberately designed that way.

I’m very interested to hear what the planner says about the utility room. I find the concept quite interesting.
Insulation is one thing, but does the room also need to be heated? What criteria must be met for it to be considered part of the thermal envelope? So many questions 🙂
