Hello everyone,

After many weeks of planning, our design is now finalized. We will soon receive a quote from our construction company based on this. The only changes are relocating the bathroom window to the north side and installing floor-to-ceiling windows in the upstairs south-facing rooms. Otherwise, we are very happy with this design but would now like to hear your opinions. Thank you in advance.

Development Plan / Restrictions
Plot size: 570 m² (6130 ft²)
Slope: yes, from west to east approx. 1.80 m (6 ft)
Floor area ratio: 0.4
Building envelope, building line and boundary: see development plan
Number of parking spaces: 2
Number of floors: 2
Roof style: all allowed
Architectural style: all allowed
Orientation: south-facing slope
Maximum heights/limits: 9 m (30 ft) ridge height for gable roofs, 5.50 m (18 ft) storage height in front of garage entrance

Homeowners’ Requirements
Style: open/modern, gable roof
No basement, 2 floors
2 people (later with children), ages 30/29
Room needs on ground floor: guest WC with shower, open living-dining area, guest room, pantry
Upstairs: bedroom, 2 children’s rooms, bathroom
Number of occasional overnight guests: difficult to say
Open architecture
Modern but cozy construction style
Open kitchen
Number of dining seats: at least 6
Fireplace: possibly system with integrated stove

What do you particularly like? Minimal ornamentation
What do you not like? Limited space on the south side
Price estimate according to architect/planner: not yet fixed, quote will be based on this design (should be around €280,000)
Personal maximum budget for the house including fittings: €320,000
Preferred heating system: air-source heat pump

If you have to give up something, which details/features can you do without?
-can do without: KfW standard (reluctantly), dressing room
-cannot do without: attic with direct access to the house

In brief:
Shift the office window to the right according to the plan (for aesthetics).
The shower on the upper floor has too little wall separation – change from a T to an L shape.
I would also add a small window in the walk-in closet.
The living area feels a bit tight to me: is there enough space for a sofa?
Why does the cold storage room have an external door, but the garden storage does not?
What is intended to be stored in the storage room?
Where will the washing machine be located? In the garage annex?

Thanks in advance, I completely agree with you regarding the office window, the T-shaped bathroom, and the window in the changing room.

The living room is large enough; it has already been measured. The laundry room will be added in the technical room, which is why there is a door to hang clothes outside in the garden. “Garden tools” might be a slightly inaccurate description 😉 but it works fine.

So, on weekends when both cars are parked in the garage, do you want to be able to roll the wheelbarrow straight out of the room?
If the cars are not in the way, could the garden tools be passed through the freezer room by the laundry, where the clothes are either clean or dirty, through there? 😉

And then you also juggle the laundry past the car? Entering the garage in winter, when the floor is wet and possibly covered with mud and melting snow, is not exactly inviting...

To me, both rooms are poorly planned and completely unsuitable for daily work.

What does your planner say about KFW?
It is a requirement that the heat generator be located within the thermal envelope. Does this apply to the utility room? How is it constructed?

Change the position and opening direction of the storage room door to gain more storage space.
