Hello everyone!
Which plot (number 3 or number 6) would you buy and why?

My wife and I are undecided...

It will be an urban villa.

Thank you very much for your help!

Phew, this is difficult... both plots have rather narrow frontages, so depending on setback requirements and similar regulations, you will probably have to plan the house and carport offset from each other anyway.
I just want to mention that rowing on the Mittelland Canal is really fantastic... I’m a bit jealous ;-)

And you can enjoy cycling and walking! :-)

Where can I find the building envelope? The development plan doesn’t mention anything about it at all...

The building area will probably cover almost the entire plot, except for the usual setback distances at the front and back. Since the city villa with 9 x 9 meters (30 x 30 feet) seems almost fixed, I am leaning towards option 3. I believe narrow, long plots also require narrow houses; otherwise, everything feels too cramped. But try drawing your house on both options to get a better feel for how it might turn out.

Exactly. Draw both plots a bit larger and your house as well, then cut out the house shape so you can move it around and see where it fits best. You can do the same directly with a garage or a carport.

I would like to access the plot from the east
Based on the house numbering, I suspect that the municipality expects the site servicing of No. 6 to come from the west side (?)

How flat is the terrain exactly?
