ᐅ Which plots of land are the most suitable in this development area (with map)?

Good day,

a new residential area is being developed near us. The plot plan has now been published, and we are unsure which plots are most suitable. Here are a few facts:
  • We have visited the current field, which will be developed into the housing area, several times to observe the sun’s path. The residential area is surrounded on the east, south, and north sides by tall trees, which will be preserved. This means there is always shade on the plots directly adjacent to the trees, depending on the sun’s position. Specifically, the edge plots of the development receive shade depending on the time of day. Plots 8, 7, 3, and 1 are fully shaded after 3 pm.
  • The main road of the village runs along the northern edge. To the south, a footpath and a tall row of trees separate the field from the built-up plots behind it.
  • Areas marked with orange/white hatching are pedestrian paths where motor vehicles are not permitted.
  • Plots 30, 31, and 32 are planned for multi-family homes (4 units) with a maximum ridge height of 12 meters (39 feet).
  • The second construction phase shown on the plan will later be developed with townhouses and is not relevant for us.
  • The kindergarten of the village is located in the southeast.

Which plots would you prefer?

6, 5, and 4 do not have this roof division. Yes, judging by the garages, they all seem to be detached houses, but why do some have a line on the roof and others do not, if a gable roof is supposed to be mandatory everywhere?

Maybe this is the experimental part where a flat roof is allowed? 😉

With a semi-detached house, I would expect the property boundary to run through the building and for a second garage to be planned. So rather forget about the ridge roof.

Because of such speculations, it is better to rely on the official plan along with its supplementary documents instead of a "child’s drawing" from the land marketer.

mh. At first glance, I would probably have chosen completely different plots than those suggested here. Probably something between 9 and 14.

This is the quiet, rear part of the residential area – only 2 direct neighbors. You can place the terrace out of view behind the house. The lower sun in the morning and evening will still reach the terrace at the back of the house. The sun is high in the south anyway, so that shouldn’t be a problem. Children can safely play on the street away from the main road. If no winter service is provided, these plots also have an advantage over the corner lots. After a few years, the corner lots in our neighborhood tend to have rather tall hedges for privacy because their terraces are visible from all sides.

If you like it quiet and somewhat shady and are not home during the day anyway, the plot near the kindergarten can also be appealing. It should be really quiet there from 4 pm (16:00) onward and on weekends.

PS:
You can also calculate the shadow cast. In my opinion, the shadow is too long for midday on a summer day. Combined with rather lush greenery, it’s more likely to be spring.
