ᐅ Are ventilation systems mandatory from 2013 onwards?

Hello everyone,

We have heard from different sources that ventilation systems have been mandatory in new buildings since 2013...
Can someone clarify this for me?

We have now received a quote for a decentralized ventilation system, and based on the floor plan and room sizes, it includes 7 units.
Does this law actually exist, and if so, what determines it? Is it based on a certain room size?

I will ask my architect next week, but I won’t see them until then, and I’m curious now!

Unfortunately, I don’t know enough about the subject to research it properly, and Google hasn’t been much help.

A decentralized ventilation system makes sense whenever a controlled ventilation and exhaust system is not affordable and is definitely better than nothing! Modern buildings are so airtight—according to the requirements of the energy saving regulations—that moisture has a hard time escaping.

Try to answer these questions honestly:

  • Bathroom – do you really ventilate long enough until all moisture is gone ... even at low outdoor temperatures?
  • Kitchen – odors and fumes don’t just disappear. A cigarette – I’m a smoker myself – is quickly finished; are the fumes and odors eliminated in that time, and does your husband leave the balcony/kitchen door open in winter accordingly?
  • Living room – every person releases about 10 liters (2.6 gallons) of water into the air, in your specific case into your living/dining area x 2 and without children. Do you believe this moisture can be cleared from the air just during your husband’s smoking breaks?
  • Remaining construction moisture – even though nowadays bricks or blocks are usually glued together, the screed needs water... and quite a lot. Although the heating system should reasonably be started during the drying process of the screed, a residual moisture always remains in the house, which is intensified by the factors mentioned above. Do you think you have the time in the first year to ventilate at least 4 times daily for 10 minutes each time?

A decentralized ventilation system without heat recovery costs around 3,500 euros installed for a small single-family home as described above. The trouble caused by moisture problems in the house is much worse...

It might be wise to avoid unnecessary speculation and discussions. Currently, a draft of the new energy saving ordinance is available, but what the lobbyists will finally agree on is quite uncertain. So, it’s best to wait or to participate by submitting a statement on the draft!

Our quote including two controllers is 4800 euros... So it’s not too expensive...
We are still considering our options.
