Hello everyone,

We had a general contractor build a residential house for us in Hessen. The final inspection has not yet taken place. There is a connecting door between the house and a double garage. According to official regulations, this door must be a T30-RS fire door, which was also part of the contract with the general contractor. The door has since been installed.

As usual, when the door is closed, the floor seal drops down and seals against the transition strip, which is installed between the floor coverings inside the house (PVC) and in the garage (concrete).

However, on the hinge side, there is a gap in this floor seal. This seal only starts about 10–15 cm (4–6 inches) further toward the other side. Neither the general contractor nor the tradesperson working on their behalf can explain why this is the case. When I darken the room inside and leave the garage door open, I can see light passing through this gap. I conclude that smoke could probably also pass through, and the door likely would not provide 30 minutes of smoke protection.

Has anyone had experience with whether this is common practice or where the error might be? Could the door have been defective from the manufacturer? And what are the legal consequences or potential implications if this actually leads to fire damage?

Thank you very much and best regards!
