ᐅ Suggestion for the Room Layout on the Ground Floor of a New Single-Family House

I’m new here and really like this forum. I’ve already read and browsed a lot!
Regarding our project, we are planning a single-family house with a garage, no basement. We have now received a floor plan variant from the builder.
What we’re not completely happy with is the somewhat small kitchen (and the pantry could be about 50cm (20 inches) wider). We want to include a small seating area in the kitchen. Also, if possible, the kitchen should be separate/closed off. This would naturally result in a very large combined dining and living room.
Does anyone perhaps have ideas on how to organize the layout differently? We are currently considering extending the house by about 1 meter (3 feet) on the kitchen side, but sometimes someone has a different suggestion!

Well, for a turnkey build, you can expect around 1500-1800 €/m² (140-167 USD/ft²). With a basement and so on, for 180-200m² (1940-2150 ft²), you would quickly reach close to 400,000 €.
This is a very rough estimate.
If a price is below 300,000 €, my alarm bells would start ringing.

Alright, then put it upstairs, but don’t complain if it turns out too big!!
The "child’s room" and "bedroom" will be swapped, then 1 meter (3 feet) will be taken from both the bedroom and the office to create a separate walk-in closet.
The "large area" above the garage will become 2 rooms, but without a full finish yet. It’s planned to be a second "children’s room" and a "man cave," but for now without extensive construction.
It won’t be a turnkey project.
- I’ll get several quotes for the foundation slab and will help out with that. We did the same at my brother’s place and he saved about half compared to “letting someone do everything.” It took about 2 weeks of work, but saved a lot.
- The complete shell construction will be contracted to a masonry company.
- The roof structure will be contracted out, but I have the option not to run everything through the company.
- Heating, plumbing, as well as all electrical work, are done by friends I’ve known for over 20 years, so if I pay for labor at all, it’s almost nothing. Same for the window and door installers.
The majority of the cost will be for materials, which you all surely know, that costs a lot!!

If the price is below 300,000 €, alarm bells would ring for me.Friends of ours paid 421,000 euros for 170 square meters (1,830 square feet) of living space, fully basemented, with a double garage measuring 7 by 7.5 meters (23 by 25 feet), also fully basemented. Turnkey, of course, with high-end finishes.
The outdoor landscaping is also included in the above price.

You have planned a lovely house, especially very spacious (each bedroom about 30 sqm (323 sqft)). Don’t get me wrong, that’s also my ideal living concept.
But back to the topic (basement): I think the solution with three doors and the slightly shortened dining room is very good. If you install sliding doors to the pantry and the living area, you won’t lose any space (and it looks stylish). Your dining room will still have plenty of room (just trust us on that) and the large space gains more definition (in addition to the fireplace), which certainly doesn’t hurt.
I’m looking forward to photos of the man cave!

thank you! So, the wall toward the dining room will now be moved by 0.75 m (2.5 feet). Tomorrow there is an appointment with the kitchen fitter, let’s see what they come up with!
I was just thinking for a long time whether the 4 m (13 feet) width of the dining room would be enough.
In the meantime, there are a few small changes:
- The garage will be made 1 m (3.3 feet) deeper, so the external dimension will then be 8 m (26 feet). In the small room on the right, which forms the "transition" from the house to the garage, the buffer tank and the "water channel" will be installed. It will have a length of about 3 m (10 feet) and a width of 2 to 2.5 m (6.5 to 8 feet).
- In the corner of the living room, a few floor-to-ceiling windows or doors will be added, similar to the photo attached.
- The kitchen window is planned to be about twice as wide.
