First of all, I wish you all a Happy New Year – hopefully a successful one!
I have a question regarding the conversion of an attic space.
What approximate cost for raw materials would you expect for the insulation between the rafters of this attic?
-> Floor area: 7 x 11 m = 77 m² (753 sq ft)
-> Area with full standing height: 4 x 11 m = 44 m² (473 sq ft)
I also have a few more questions:
What minimum opening size would you recommend for the stairwell to still consider the stair access comfortable? (Does anyone have knowledge about fire protection regulations?)
Would it be worth installing a suspended ceiling?
What kind of windows and what size would you recommend for plenty of natural light at a reasonable cost?
Are blinds necessary?
Could an expert possibly give me a tip on what type of wood these beams might be? (Construction year around 1956) What should I be aware of regarding this wood?

Hello,
the beams are most likely structural solid timber spruce/fir, which is the common wood used for roof frames. There is not much to consider except that the wood should be dry, free of rot, and without any plant or animal pests. Please do not use chemical wood preservatives indoors.
I cannot provide any information on prices. Check prices at your local building materials supplier if you plan to do the work yourself, or otherwise get quotes from contractors.

Additionally: If the attic space is to be converted into living space, you should consider the rotted chimney. This often causes issues and can only be resolved by renovating the flue.

Possible installation of a stainless steel pipe or similar. There are specialized companies that carry out this renovation depending on the fuel type, chimney draft length, etc.
Regarding the staircase design, e.g., width, handrails, etc., a building expert recently posted the regulations.
