I would be very grateful if you could take a look at our planned floor plan and give us some improvement suggestions.
At the moment, we are mainly concerned about the layout of the upper floor (UF):
It is important for us to have a (small) walk-in closet, a small office, and to have the bedroom not located next to the bathroom or the children's rooms.
The bathroom should definitely include a T-shaped layout.
Right now, everything feels a bit cramped... :-( But we have absolutely run out of ideas...
We have already redrawn the plans back and forth...
We don’t necessarily need a laundry room on the UF; it could also be moved down to the utility room.
The exterior dimensions of the house are 8.52 x 11.57m (28 x 38 feet).
On the ground floor (GF), we would like to have a concrete staircase with a storage room underneath. Therefore, a home office is not possible here! Apart from that, we really like the layout on the GF.
The bay window on the GF could still be shifted a bit, but that would also change the position of the staircase on the UF!
The orientation of the living areas on the GF is perfect: entrance on the north side, kitchen on the east, dining/living room facing south and west. The orientation also suits the plot very well.
But the UF… it somehow doesn’t feel right…

I have already mentioned some points of criticism in the BFE, but I won’t post any improvement suggestions there because as a layperson you quickly get booed off.
Make sure you have enough wardrobe space in the entrance area. For two children, you need a lot—without a basement. Also, the walkway shouldn’t be blocked by a dresser or similar furniture.
It’s similar in the kitchen: when you open the refrigerator, no one can pass by anymore.
Having the sink and stove next to each other is not ideal because you need prep space right here. About 80cm (31 inches) between them is tight; if you’re cooking alone and working in a triangle layout (sink, prep, then stove), it might work.
I would also create access to the utility room from the hallway.
I would enlarge the kitchen by a few centimeters, there is enough space in the dining area. You might have to divide the window to favor the seating area at the counter, which would be a disadvantage for the dining area.
Upstairs, consider giving up one room. Possibly standardize the bedroom again.

Well, the study... it just holds my cross trainer and a few file folders. That’s all we really need it for...

I would omit the door from the kitchen to the utility room and switch the door between the utility room and the hallway with the dresser. Use the space under the stairs (storage) for the entire wardrobe, so the other cabinet that could cause you to bump into it can be removed. This way, furnishing the kitchen becomes more relaxed.
350 cm (140 inches) for the living room is really a bit tight – also, a floor-to-ceiling window as shown in the plan would already be partly blocked by furniture, which is not ideal.
You can handle PC work at the dining table or sofa. You could do without the study and instead create a niche in the bedroom. You can place a cross trainer there. Filing folders can be nicely stored in IKEA’s Bestå system mounted up to the ceiling, for example, in this niche. Add some small lamps underneath, and you’ll have a cozy corner 🙂
