Burner, don’t let yourself get stressed out. There might be a missing socket or junction box, which you can sort out with the electrician and it won’t break the bank. Otherwise, this is a fair offer for a fairly complete house. The choice of heating system is a fundamental decision; we have been using gas so far and it has worked well for us—it was 7,000 (7k) cheaper. The builder otherwise does a solid job: fiber-reinforced screed, good roof tiles, reasonable eaves, nothing extravagant but a decent standard.

I have mentioned this before in another thread: we don’t have high demands when it comes to features. We can do without things like an expensive kitchen, electric shutters, or KfW 55 energy standards.
Since we don’t have a lot of time left to pay off the house, we also can’t afford to make very big leaps.
I know it is possible to get a house with 130–150 sqm (1400–1600 sq ft) for around 200,000 (even if some others in the forum believe that’s not feasible). You just have to be willing to make compromises, and we are ready to do that.
That’s why I find it very helpful when you assist with describing the scope of construction work.

You don’t actually need them, but crank-operated rods are better than straps (more airtight, easier to handle, easier to paint). I definitely wouldn’t use straps in a new build, even though I don’t understand the horror of 30cm x 30cm (12 inches x 12 inches) tiles with plastic edging, and I’ve often wondered why a utility room even needs to be tiled.

Since we are installing the tiles ourselves, I can have a good say in which ones are used! Which ones end up being chosen is, as always, a matter of personal taste.
Anyway, I don’t need tiles in the utility room, and if I do, they cost around 5€/square meter (about $0.55/square foot)...

What exactly is difficult to handle about straps? I find they are faster to use than winding rods and, of course, much quicker than electric systems.
I also specifically wanted to have straps. I have honestly never seen any problems with them anywhere.
With some winding rods, you often have to apply quite a bit of force to get them to turn...
