But is the heat pump option actually better? I’m really unsure whether to go for a heat pump or gas..

The additional cost for the heat pump is considerable, and if it is not well planned, it can end up costing more in operation and overall than a gas heating system.

At 1400 per square meter, I would personally be cautious with today’s knowledge.
Back in 2013, we already had a relatively favorable price of 1600 per square meter in Lower Saxony. Especially considering that upgrades of 30,000 (including the electrical installation) were already included.
Nowadays, for example, I wouldn’t choose gypsum plaster anymore, and so on.

Get another offer from a different builder (but not Heinz von Heiden) and roughly compare the scope of construction work yourself—you can often spot the differences there.

I took a look at the electrical setup. My parents’ house from the 1970s is actually better equipped. There will likely be a need for more outlets, switches, and possibly more connection points.

Telephone sockets are no longer installed these days. What are the two empty data boxes? Are they for LAN? Will the cables in the utility room connect to sockets, or will they be exposed in the room? In any case, two LAN sockets are definitely too few for a new build today.

Is a single TV socket enough? The antenna cable only runs to the utility room or under the roof. A satellite system, for example, is not included.

Roller shutter box with strap pulley? I would change that too. In a new build, I definitely wouldn’t install a strap.

Opinions vary so much... For example, we don’t need electronic roller shutters!
