We would also like to make our dream of owning a home come true.
The layout planning is already quite advanced in our minds, and after initial discussions with builders, more concrete ideas are now taking shape. We would greatly appreciate ideas, criticism, feedback, and anything else you might have.

The presented drawings are not yet 100% finalized, we know that. However, we would like to speed up the process with the help of your input, so please bear with us. I will try to answer any open questions or issues promptly.

Based on the sketch (also available as an attachment), a detailed floor plan has been drawn. The garage is missing, and the door from the utility room to the garage is not yet correct. But overall—in terms of room layout, room sizes, windows, etc.—it is roughly right. We are looking for initial feedback here. Thanks in advance.

Why is the design like it is? For example:
Standard design from the planner? Inspired by a friend’s house which we like a lot
Which wishes were implemented by the architect? Yes
What makes it particularly good or bad in your opinion? Enough space to live on the ground floor, good storage space in the utility room, clear lines

What is the most important/basic question about the floor plan, summarized in 130 characters?
Separation of living area including office/guest room with shower WC on ground floor and sleeping area upstairs, clear lines, kitchen and living/dining area not in one row but slightly offset, south-facing orientation.
The upper floor is still giving us some headache as we currently don’t find it optimal.

A floor plan positioned on the entire property would be interesting. The office extends into the driveway to the garage, so you will always have to maneuver a car around this corner. That doesn’t have to be the case.

There is too much hallway space and too many corners without any function. In the deeply angled bathroom, you first have to step onto the floor, which is wet from the shower, right behind the door.

The overall room layout is not fundamentally wrong, but it’s not yet a finished solution. If you plan to live here for a long time and want to feel comfortable, I would recommend investing more time into better plans.

Also, as a co-factor, the northwest orientation – net market potential – could possibly be reconsidered in some parts: In your bedroom and dressing area, you are probably only there mostly at times when the net market is closed anyway. Therefore, I would consider this positioning as an option. Perhaps this could also lead to a better overall concept with a slightly differently positioned staircase... The bedroom could take advantage of the currently “wasted” northern square meters of the hallway with a contained dressing area on the west side?

The guest WC could possibly be integrated into the northwest area next to the front door → a smaller utility room, with a shift of the office (aligned flush with the house) plus a small pantry on the west side next to the kitchen might then be possible?

Purely in terms of the layout, you might want to take a look at the Sento model from Fingerhaus.

Thanks for all the great ideas. I will definitely take some more time to work on the "rough edges" here. Let’s see how we can optimize the walkways and corridors further.

The upper floor is giving me the most headaches; we don’t have a good solution for it yet – this will probably require repositioning the staircase.

Thanks also for the tip about Fingerhaus – I’ll check it out right away...

Hello everyone, we also consulted another architect. The attached design is already much more to our liking and has addressed most of the previous negative comments.

Additionally, the garage is now included, as well as the positioning of the house on the plot.

I’m looking forward to hearing your thoughts...

It seems that the organization of the individual areas played a particularly important role. Even in the children's rooms, there is a separate desk area and a sleeping area. Apparently, the children are given high priority. I like that. Design principles are helpful for good architecture.

What would probably annoy me as a homeowner after a while are:
  • Insufficient connection of the kitchen to daily living areas, e.g., distance to the terrace, to the entrance, and if there is a passage to the garage, then also to the groceries taken from the trunk.
  • Sleeping with the head under the sloped ceiling
  • Angular bathroom located far from the sleeping area
  • Children always have to pass the bedroom, which becomes annoying, especially with teenagers

Thank you for the feedback

- Sleeping under the sloped ceiling is not a problem
- There must be a passage from the bedroom to the bathroom, otherwise one room will be lost
- A door to the staircase from the bedroom to prevent the children from coming through is a good idea; we will revisit this
- We definitely want the kitchen next to the dining room, so there is no direct access to the garage here
