Hello housebuilding community,
We would also like to make our dream of owning a home come true.
The layout planning is already quite advanced in our minds, and after initial discussions with builders, more concrete ideas are now taking shape. We would greatly appreciate ideas, criticism, feedback, and anything else you might have.
The presented drawings are not yet 100% finalized, we know that. However, we would like to speed up the process with the help of your input, so please bear with us. I will try to answer any open questions or issues promptly.
Based on the sketch (also available as an attachment), a detailed floor plan has been drawn. The garage is missing, and the door from the utility room to the garage is not yet correct. But overall—in terms of room layout, room sizes, windows, etc.—it is roughly right. We are looking for initial feedback here. Thanks in advance.

- Could give up: pantry, second extension, utility room and technical room combined
- Cannot give up: open living/dining area, guest WC with shower, direct passage from utility room to garage
Why is the design like it is? For example:
Standard design from the planner? Inspired by a friend’s house which we like a lot
Which wishes were implemented by the architect? Yes
What makes it particularly good or bad in your opinion? Enough space to live on the ground floor, good storage space in the utility room, clear lines
What is the most important/basic question about the floor plan, summarized in 130 characters?
Separation of living area including office/guest room with shower WC on ground floor and sleeping area upstairs, clear lines, kitchen and living/dining area not in one row but slightly offset, south-facing orientation.
The upper floor is still giving us some headache as we currently don’t find it optimal.

I think we are reconsidering the bathroom to dressing room door. It is actually quite practical, otherwise you have to walk all the way around from the dressing room. Do you have any suggestions? Not really. Unless you add a bay window at the front instead of the flat roof and put the bed there. The current bedroom would become the dressing room. But that would probably exceed the budget just for a bathroom door, hmm.

The location of the children’s rooms should stay as is. We want to make use of the nice bay windows. We know the right room is less bright – that is the compromise. I would do the same in that case. If it doesn’t completely ruin the exterior appearance, you might consider a double casement window for the darker room.

I agree with the suggestion to get an interim review in the kitchen planning forum, but I don’t share any of the concerns mentioned by previous posters. Do it exactly like that, it fits well.

I also see no reason against it—my only warning is not to hang the entire wedding cake on this cocktail cherry and, as many do here, reverse cause and effect by placing the house next to the garage just because of this much-discussed door.

What type of windows would you choose for the upper floor? Floor-to-ceiling, knee-height, or rather a classic window sill height of about 80cm (31 inches)? Knee-height on the north side (child’s room 2, bathroom) and standard window sill height on the south gable would be my recommendation.
For the bathroom window, I would divide it into three parts: similar to child’s room 2, fixed glazing up to the fall-safe sill height, and in the upper part (tilt-and-turn) frosted with a film—but not fully to the top; rather, leave a clear section at the top roughly the same height as the fixed clear lower part. So, starting from a sill height (BRH) of 40cm (16 inches) and lintel height of 220cm (87 inches): 40cm (16 inches) clear (fixed pane) – 100cm (39 inches) frosted – 40cm (16 inches) clear.
*) Alternatively: 20cm (8 inches) frosted – 20cm (8 inches) clear – 20cm (8 inches) frosted – 20cm (8 inches) clear – 20cm (8 inches) frosted for privacy without the prison-yard effect.
