ᐅ Location of a townhouse or detached single-family home on a plot with a wide street frontage

Dear Forum,

Since our preferred building area is no longer available due to planning issues or will be significantly delayed, we have started looking for new plots near Berlin.
After months of searching, we have finally found a suitable plot.

We are now wondering where the house should be roughly positioned on the lot.

Information:
Plot size: 608 m² (6540 sq ft)
Slope: yes, on the northeast side
Building setback and boundary: 3 m (10 ft) from the neighbor
Edge development: permitted for garages, carports, sheds
Parking spaces: 1–2
Number of floors: 2 full stories
Height limit: none

I have roughly drafted a layout plan by hand:

Grundriss: Grundstück mit Haus (blau), Terrasse, Carport, Garten (Grün), Straßenseite


We have already marked the house on it. However, we are unsure:
1. Does the house make sense in this position?
2. Should we choose a rectangular footprint instead of a townhouse style?

What are your thoughts?

How is that supposed to work? No one reverses out of their property with a spotter. Around here, 99% of drivers must be complete traffic hooligans.

Entering or exiting such a driveway is basically the same as reversing into a parking space. Everyone should have learned that in driving school.

Me too.

I would also position the house as far east as possible to ensure there is enough distance to the neighboring house on the west side. In my proposal, it is at least 17 m (56 feet).

Who is responsible for constructing the access road to the northern properties?

If you reverse out of a driveway and cause an accident, you are solely at fault. Insurers are aware of this, according to German case law.

The drivers obviously know this too.

Take a look at my design. It’s best to drive forward into the driveway and then reverse toward the house, so unloading is easier and you can drive out forwards when in a hurry.

That’s why houses are built so that you have a good view of traffic. Or why, in such driveways, a maximum walking pace is usually observed.

Explain to me why there should be an accident in the driveway? You’re seeing problems where there aren’t any. Children play there; anyone driving faster than walking speed is responsible for the accident. Period.
