Dear Forum,

Since our preferred building area is no longer available due to planning issues or will be significantly delayed, we have started looking for new plots near Berlin.
After months of searching, we have finally found a suitable plot.

We are now wondering where the house should be roughly positioned on the lot.

Information:
Plot size: 608 m² (6540 sq ft)
Slope: yes, on the northeast side
Building setback and boundary: 3 m (10 ft) from the neighbor
Edge development: permitted for garages, carports, sheds
Parking spaces: 1–2
Number of floors: 2 full stories
Height limit: none

I have roughly drafted a layout plan by hand:

Grundriss: Grundstück mit Haus (blau), Terrasse, Carport, Garten (Grün), Straßenseite

We have already marked the house on it. However, we are unsure:
1. Does the house make sense in this position?
2. Should we choose a rectangular footprint instead of a townhouse style?

What are your thoughts?

Thank you very much for your advice!

What I am really trying to point out is,
a turning bay is necessary and actually too narrow for that.

How large would the lady like it to be? Or are you driving a Hummer H1?

I would also move the house as far as possible towards the east,

Me too.

Well, that can be annoying.
Back then, with @Tolentino, I also always said that you can’t just turn a car 90 degrees within 3 meters (10 feet). That was ignored at the time, and the space was planned tighter than what would be reasonable. I don’t even know how it ended because I stepped out of the discussion.
Anyway: people do drive up their driveway or onto their property several times a day... some manage that with good planning using just their little finger and the elbow on the driver’s door... but here people are creating one stressful situation after another. Coming home means something different to everyone 😉
In short: it has to flow smoothly, even under stress, like when you have to pick up the kid quickly for the next game appointment.

Well, we left a bit of extra space everywhere (1.5m (5 feet) additional room at the driveway and 5m (16 feet) distance to the rear neighbor’s boundary). There is no doubt it will be tight and will probably require some maneuvering back and forth at times. But I’m already planning to mark the pivot points, etc.
We have already agreed with the neighbor that we are allowed to drive onto their property to turn around.

Our landscaping contractor suggested a 90-degree driveway to the garage and recommended planning for a fully paved area of about 6 x 6m (20 x 20 ft) to allow for turning, which is still quite tight. Our solution is now different.

How is that supposed to work? No one reverses out of their property with a spotter.
That is true, and I often do the same myself, but in the event of such an accident, this is exactly what the police will tell you; relevant court rulings have been made in the past, even if it may seem strange at first. If possible, I would avoid such issues through proper planning when building a new house. Sooner or later, you might accidentally run over the neighbor’s dog or something else, and then you probably won’t want to live there anymore.
