ᐅ Location of a townhouse or detached single-family home on a plot with a wide street frontage

Dear Forum,

Since our preferred building area is no longer available due to planning issues or will be significantly delayed, we have started looking for new plots near Berlin.
After months of searching, we have finally found a suitable plot.

We are now wondering where the house should be roughly positioned on the lot.

Information:
Plot size: 608 m² (6540 sq ft)
Slope: yes, on the northeast side
Building setback and boundary: 3 m (10 ft) from the neighbor
Edge development: permitted for garages, carports, sheds
Parking spaces: 1–2
Number of floors: 2 full stories
Height limit: none

I have roughly drafted a layout plan by hand:

Grundriss: Grundstück mit Haus (blau), Terrasse, Carport, Garten (Grün), Straßenseite


We have already marked the house on it. However, we are unsure:
1. Does the house make sense in this position?
2. Should we choose a rectangular footprint instead of a townhouse style?

What are your thoughts?

I understand. For me, it’s sufficient. Only the elevation and the dune are missing for a qualified recommendation.

Are all the trees really allowed to be removed? The neighboring buildings suggest otherwise.

I like that 🙂

I’m not one to complain about creativity, considering how some people misuse certain software here.

But when you put red stripes around a green area, the brain interprets that zone as a danger area, or at least people tend to mentally exclude that space. That distorts the mental image.

I actually think the design isn’t bad at all... better than all the others. Would it be an option to shorten the driveway a bit? Or did you stretch it on purpose to place the garden area on the west side?

Yes, the initial idea was to make better use of the west side.

No, the last adjustment was made to accommodate the desired driveway. This way, reversing in and out works better.

Here’s another idea.

If you give me the exact location, I can gladly look up the data myself as well.

We have also wondered why the neighbor was allowed to interfere with the dune while we are not. This question remains unanswered by the developer so far. In parallel, I contacted the responsible building authority yesterday. They could not provide an immediate answer. I am now waiting for further feedback.

Here are the exact coordinates:
52°34'39.6"N 13°04'08.0"E

The idea is absolutely brilliant! We like it very much.

The developer is already cutting down all the trees and removing the roots.
I will be on site again next week. I’ll be happy to send a new photo then.

Once the surveyor has measured the plot, please provide the survey plan and the elevation levels. The geodata clearly shows how the neighbor has excavated the site.

There is no record of any archaeological monument here. It may possibly no longer exist.
