ᐅ Single-Family Home with Large Garage – Prefabricated or Masonry Construction?

Hello everyone,

We are currently in the process of choosing a general contractor and are still quite uncertain specifically about the garage.

We recently visited a large prefabricated garage at a friend’s new development, and to be honest, we were quite disappointed.

It is the Kemmler large garage type IX – both visually and quality-wise, it reminds me more of a temporary shed.

Our contractor’s price for this garage is around €25,000 (about $26,700) all told. Now we are wondering what alternative options might be available.

Has anyone had experience with a masonry garage, and what are the approximate costs for that? I often read that it is about 60% more expensive, but I suspect it may not be that much higher nowadays, since prices for prefabricated garages have increased significantly.

In principle, I am simply not willing to pay 25k for such a fortress... Does anyone have alternatives?

What type of garages do you have? About 80% of new homeowners currently have prefabricated garages – probably because they are clearly more affordable than masonry garages.

What has been your experience? Also, how long-lasting are concrete prefab garages? Should I expect to deal with renovation or repair work after about 15–20 years? I believe a masonry garage would easily last 40 years or more.

Masonry construction. L-shaped garage for one car... part of the garage extends behind the house... used as storage / bicycles / workshop...

Length = 8.00 m (26 feet) x Width = 3.70 m (12 feet) + Length = 6.00 m (20 feet) x Width = 2.30 m (7.5 feet)

Flat roof. Door opening width 3.00 m (10 feet), side door, large side window, green roof...

Price was 23,000.

Hello everyone,

I’m joining in here with a question.

In our quote, a garage is specified as follows:
Garage 4 x 9 m (13 x 30 ft) plastered white with electric door, door and window plastered and tiled
38° pitched roof €32,000.00
Alternatively,
as above but with a flat roof with concrete roof instead of pitched roof,
concrete roof is insulated
€31,500.00

Is this offer reasonable?
I would remove the tiles, though.

I will prefer the pitched roof version.
You can store things (winter tires, etc.) under the roof.
The garage will mainly be used for motorcycles and vintage cars.
The other cars will have to stay outside...
...they do have a roof as well. 🙂

In the rear area, a small room measuring 2m x 4m (6.5 x 13 ft) is planned with a separate door to the garden for garden tools and such.

Possibly even raise the roof a bit – if possible – then you could fit a small “men’s world” up there.

Also, the garage would match the house better.

I don’t know if a prefabricated garage would be much cheaper,
especially since additional work like foundations, electrical installations, and so on will still be required.

Hello,
a quick follow-up regarding the garage.
We have a townhouse near Hannover (currently rented out).
In 1999, we installed a standard prefabricated garage measuring 3 x 5.50 m (10 x 18 feet).
Back then, it cost around 14,000 DM (those were the prices...).
The garage was mainly used as a workshop (motorcycles).
There were never any issues with moisture; it has always stayed completely dry.
The only downside was that it was too small and had no windows.
The construction is overall fine—no dampness, mold, or anything like that.
