Hello everyone,
We are currently planning our own home. We are making some progress, but the local development plan is limiting us regarding the roof design. It states: "For the main building structures, only gable roofs, shed roofs, hip roofs, and half-hip roofs, as well as combinations of gable and shed roofs, are permitted. Flat roofs are still allowed for covered parking spaces and garages."
Attached are the first 3D views of our design. We believe that only a flat roof would fit, especially since we do not want an additional (half) storey.
Do you have any suggestions on which roof style might be suitable in this case?
Thank you very much

If it has to be a flat roof, then you should look for a suitable plot of land where it is permitted. Alternatively, you could convert the entire upper floor into a garage. However, that is unlikely to get approved.

nordanney9 Oct 2014 14:37I agree with the slightly pitched mono-pitch roof. Have you already discussed an exemption permit with the building authority / planning department?
Sorry, I forgot an important detail: "The allowed roof pitch is between 30 and 45 degrees." I tried a single-sloped roof with a 30-degree pitch, and it looked rather poor because it gets way too high towards the back over the length.
We haven’t spoken with the building authority / planning office yet. It will probably be very difficult to get an exception, since this is the last undeveloped plot in the residential area...

Hello,
...and above all, how do you intend to justify the exemption or waiver? "I don't like it" is not a valid reason.
I think you will have to accept a low-pitched shed roof or gable roof. Personally, I quite like the shed roof.
Best regards
