ᐅ I need help with purchasing a plot of land.

Hello everyone,

We are just starting to plan a single-family house.
Today, after a long wait, we received an offer for a plot of land. I have attached a picture.
It is plot number 14.

Now I naturally have some questions. The access is from the south, which is not ideal. On the other hand, it is a dead-end street, so the garden can be oriented towards the south, right?
What do you think about the overall orientation? It is important to me not to have sunlight only until midday.
Is it possible to estimate from the plan how long the sun will shine on the property?

So, theoretically, does the development of plot No. 15 affect "our" plot No. 14?

A townhouse is generally not allowed. Only a gable roof and two stories.

I have attached some more pictures. Hopefully, they help to see more clearly.
It is basically the fourth plot from the bottom on the right side. The part marked as an easement has been entirely assigned to our plot.

The colors only indicate who is marketing the property. They have no other significance.

The shadow from lot No. 15 probably falls mostly within the setback area toward the street, and the shadow from the garage on lot No. 16 falls on your utility easement area.

In my opinion, this is a prime lot, with quite a good value level for Coesfeld.

I don’t see any exclusion of townhouses. Only the requirement for red brick cladding is not exactly my preference, but if you don’t like that, then you probably shouldn’t move to Münsterland.

The development plan is reasonable, even if you don’t fully utilize the site coverage ratio, including the garage. But two full stories (and with a roof pitch up to 40° which practically allows for two and a half stories) certainly won’t feel too cramped.

I completely agree. To the east, there are no possible developments; to the south, the neighboring garage is at most 3m (10 feet) high and acts as a privacy screen, and the neighboring house is at least 13m (43 feet) away, aligned with the eaves side. To the west, there is only a shadow from the neighboring house late in the evening—so full sun all day. Additionally, the property is detached and located on a cul-de-sac. Given all this, accepting the easement and private access is definitely worth it.
