Hello,

after reading for a while, I would like to present the current status of our plans.
The plot is inherited, near Vienna in Austria, with very good transport connections. The final decision to build there is not yet made, about 90% certain.
The existing building will be demolished. Further use is impossible.

In the plan, which is oriented to north:
red: the plot, access via green path, the house would currently be at the blue position. Existing building in yellow as garage and cellar replacement.
On the western boundary of the plot, there is a neighboring building, tall agricultural storage halls.
Two full floors possible.
"Closed building style" is a must, meaning at least one side must be attached to a neighboring building, on the other side at least a wall/gate or similar.
The plot is at its narrowest point, at the very north, exactly 12m (39 feet) wide. A drive-through possibility would be nice (also because of the existing garage), therefore a maximum house width of 9m (30 feet).

Size of the plot: 630m² (6781 ft²)
Slope: none, only very slight inclination

No basement, an additional garage is available/planned, see the yellow marking on the plan.
Two floors, high knee wall.
Currently 2 adults, 34 and 35 years old. 1-2 children planned.
Desired rooms:

Wishlist:
Living room / dining / kitchen, with fireplace
Pantry / storage room
WC + shower
Entrance area/wardrobe
Utility/technical room
Access to the terrace
Bedroom + walk-in closet
1 child’s bedroom
Office for home office use
Bathroom, separate WC
Storage/laundry room
Access to balcony

Guests are rather rare, a pull-out sofa in the office is sufficient.
Style: classic-modern, pitched roof
Definitely an open kitchen, an island would be nice, seating for 6 at the table, with option for more.
“Normal” living room wall with TV, nothing special.
Size: 140-170m² (1507-1830 ft²)

Current house design:

We are actually quite satisfied with it, this is the 3rd iteration... The entrance area/wardrobe might need some fine tuning. One child’s bedroom would be used as an office.
About 155m² (1668 ft²) of living space.

Budget for the house: 400,000, turnkey.
Heating: heat pump.

If you had to compromise on details/extras:
- What you could give up: The upper floor is still quite flexible, walk-in closet or similar is not a must. A covered parking space for the car was not a requirement but turned out to be included.
- What you cannot give up: open living space with terrace.

Open questions: General comments are welcome. Opinions on the room layout?
But also completely different approaches for this rather narrow plot would be interesting.

We are also building something narrower (8.30 x 13 meters (27.2 x 42.7 feet)). Construction is planned to start in the first week of November.

I would replace the pantry with kitchen cabinets. There are cabinets designed for beverage crates and broom/cleaning supply storage. This makes the open-plan kitchen feel more spacious.

The toilets on the ground floor and upper floor are very small and cramped. What is the purpose of a bathroom on the ground floor?

The walk-in closet is too narrow. There is hardly any space between the two rows of cabinets.

Is the utility room intended to be an office or a laundry/utility room?

Furnish all rooms once with your existing and planned future furniture.

It’s hard to believe that the two floors shown belong to the same house. Upstairs, there are spacious children’s rooms with a balcony as an expensive extra, as well as more than 14sqm (150 sq ft) for the bathroom in total.

Downstairs, living/dining/kitchen areas are squeezed into 35sqm (375 sq ft). The utility room at 5.2sqm (56 sq ft) is barely large enough, if it’s even sufficient. The pantry with 3sqm (32 sq ft) for 2 to 2.5 meters (6.5 to 8 feet) of shelving space is, again, a waste of space. Meanwhile, there are roughly 8sqm (86 sq ft) of bathroom space on the ground floor – what is that for?

Try measuring the furniture. Corner sofa with dimensions of 1.75 by 2 meters (5.7 by 6.5 feet) – good luck fitting that in. The dining table is less than a meter (3 feet) deep and a chair just 20cm (8 inches) wide... quite misleading.

By the way, it’s not 155sqm (1,670 sq ft), I calculate 142sqm (1,530 sq ft). Or were stairs and possibly the balcony included in the calculation?

The house will probably be placed with its long side against the neighboring house? It would be helpful to have this site plan as a sketch with dimensions and a proper north arrow (so all the information is in one place), including the length of the neighboring house, etc. Also, sketch the planned house and garage, as well as where there is still space for a driveway.

What is the large covered corner on the ground floor intended for?
