We are just starting to plan a single-family house.
Today, after a long wait, we received an offer for a plot of land. I have attached a picture.
It is plot number 14.
Now I naturally have some questions. The access is from the south, which is not ideal. On the other hand, it is a dead-end street, so the garden can be oriented towards the south, right?
What do you think about the overall orientation? It is important to me not to have sunlight only until midday.
Is it possible to estimate from the plan how long the sun will shine on the property?

Of course, the south-facing garden would also get some side sunlight and thus light in the evening, as long as the neighbor doesn’t block it with anything casting shade. Unfortunately, the south garden also functions as the driveway. At least you can drink straight from the trunk and use the car’s Bose system for garden parties.
Overall, it’s a leftover plot next to a ramp. It’s too small for me as well. It doesn’t have to be 1,000 square meters (about 10,764 square feet), but around 600 square meters (about 6,458 square feet) is nice. At least the lawn mower has to get warm. Karsten

The side facing the water is more sought-after than the second row. And the human lawn mower will warm up enough there to enjoy the cold beer twice as much.

Of course, the plot has many restrictions and very strict requirements regarding the zoning plan, but unfortunately, that is the case here in the city. The alternative would be to continue renting, which we don’t want to do in the long term.
I had actually assumed that the garden would be on the east and partly on the south side. In general, I don’t need sunshine all day. What would be unfortunate is if, for example, there is no sunny spot in the garden after 3 p.m. ☹️
By the way, the plot is 630 sqm (about 6,780 sq ft) and completely sufficient for us. I could even manage with 500 sqm (about 5,380 sq ft) in theory, but of course, it’s not always possible to have everything you want ;-)
Hmm, I’m still not much wiser. In the end, we will have to decide for ourselves, but it’s still interesting to hear other opinions. I personally wouldn’t have considered the plot to be that bad. It’s a dead-end location, and nothing will be built to the east anymore.

How good are you at reading plans already, specifically zoning or development plans?
As I said, I can see very little here because the excerpts are too limited. But based on what can be recognized, I don’t find the plot to be bad. Not perfect, but above average.

For plot 18, the amount of natural light depends entirely on the development on plot 19.
A townhouse on plot 19 can cast significant shadows on your property.
When the sun is in the south, you should still receive plenty of sunlight. In the evening, as the sun moves toward the west, the shadows become longer, especially those coming from plot 19.
