We are just starting to plan a single-family house.
Today, after a long wait, we received an offer for a plot of land. I have attached a picture.
It is plot number 14.
Now I naturally have some questions. The access is from the south, which is not ideal. On the other hand, it is a dead-end street, so the garden can be oriented towards the south, right?
What do you think about the overall orientation? It is important to me not to have sunlight only until midday.
Is it possible to estimate from the plan how long the sun will shine on the property?

Wet side, nice. The legend is mostly cut off, so it’s unclear what yellow/green/red are supposed to indicate, etc. The garden orientation is not completely flexible: the dashed (blue) lines mark the building envelopes. Outside these, boundary garages could probably be built, which would cast shadows no higher than about three meters (10 feet).

It seems that nothing more is possible “in the west” due to the plot subdivision and the building envelope. At least there is morning sun. Personally, I would never buy a property like this. The building envelope is rather small and doesn’t really allow much flexibility to shift the planned building towards the east. Additionally, the neighbor to the west will almost certainly position their building as far east as possible (which is exactly what I would do). Overall, this will probably be a difficult situation: “open space” is basically only available to the north and east…..
