We are just starting to plan a single-family house.
Today, after a long wait, we received an offer for a plot of land. I have attached a picture.
It is plot number 14.
Now I naturally have some questions. The access is from the south, which is not ideal. On the other hand, it is a dead-end street, so the garden can be oriented towards the south, right?
What do you think about the overall orientation? It is important to me not to have sunlight only until midday.
Is it possible to estimate from the plan how long the sun will shine on the property?

Sure, some of the conditions aren't ideal, but we can definitely live with them.
I didn't even know that city villas with pitched roofs exist...
We have quite a bit planned for the near future, and I’m sure I’ll have at least 1000 new questions 🙂

I also find the eaves height acceptable. Although, if the neighbor fully utilizes their building rights, a substantial building could result.
What would "bother" me is that the garage has to be positioned perpendicular to the ridge direction.

Caspar202012 May 2017 08:50What surprised me the most, however, is the area on Google Maps. You definitely don’t need a car to get to the hardware store there. Also, the agricultural operation to your right looks quite nice. It seems to be some kind of livestock farming.
Somehow, this housing development, together with the houses to the left of Erlenweg, seems surrounded by industrial and commercial areas…
Infrastructure like schools and kindergartens is only available north of the B 525 road.
Are you aware of this?

Andrea300412 May 2017 09:03We took a look around a new development area with similar requirements, and some of the houses are quite blocky, but I guess ours will probably be like that too 😀
I haven’t given much thought to the garage. My husband would like a double garage. We’ll see what can ultimately be realized...
We are aware of the location and think it’s quite okay. You can’t really find anything closer to the city anymore, and since we both work outside of the city, it’s actually an improvement in terms of the commute.
We don’t have children (yet). There is a playground within walking distance. Everything else is accessible by bike or car.
The builder next door, as far as I know, has cattle...
