Hello everyone,
here is a floor plan again for feedback.
We basically like it a lot, but the orientation toward the street is not ideal. However, this cannot be avoided due to our preferences because we want a lot of natural light in the living spaces and a passage from the utility room to the garage.
The ground floor is designed to be suitable for aging in place, with a bedroom and bathroom (which will now be used as an office).
This naturally makes the upper floor quite large. If we have two children, we will need this space initially as well.
We are still undecided about the facade. We would prefer a ventilated facade, but we cannot agree on a brick type that we like.
Our dream has always been a stone and plaster combination, but that exceeds our budget.

We appreciate constructive criticism and suggestions!!!

Development plan/Restrictions --- none, due to Section 34 of the Building Code
Plot size --- 1,000 m² (12,000 sq ft)
Number of floors --- 1.5
Roof type --- gable roof, 47 degrees
Style --- country house with modern elements
Orientation --- garden faces southeast
With partial basement, 1.5 floors
Number of occupants, age --- 2 + 2 planned
Space requirements, ground floor and upper floor --- ground floor should already be age-appropriate with bedroom and bathroom; upper floor for children’s bedrooms, if no children, the space will be large
Office --- possible home office planned here, but also for family use or a small private office upstairs if downstairs is used professionally
Guests per year: 4-5
Enclosed architecture: --- we definitely want a kitchen separated from the living area, with a corner bench
Conservative construction method
Open kitchen, kitchen island --- see above: closed kitchen, possibly a kitchen island
Number of dining seats --- 6
Fireplace --- yes
Garage --- double garage

House design
Who designed it:

What do you particularly like? --- ground floor layout
What do you dislike? --- location of the garage / street view (northwest elevation) --- however, this is optimal in terms of sunlight because all living rooms face southwest
Price estimate according to architect/planner: €350,000
Personal price limit for house including equipment: €400,000
Preferred heating system: simple

So – taste and floor plans are all very individual. That’s why I usually don’t post much in this section.

Besides, I can personally accept a lot and don’t complain (a path being a bit too long, a window too many or too few, etc.).
Every building family decides that entirely for themselves.

However: this is a really great house. Respect. Wow.

I like it just the way it is.

The bedroom on the ground floor has no door -.-
For 220 sqm (2,368 sq ft), I wouldn’t skimp on the staircase – 19.7/24?!
Is the plumbing for the upstairs bathroom routed through the bedroom?
A walk-in closet upstairs wouldn’t be my choice.
I don’t understand the glass wall upstairs – that’s in the bedroom, right? But there’s a wardrobe there.
One of the children’s bedrooms has ONLY skylights?! That would be a deal breaker for me.
Try furnishing the kitchen – the window arrangement just doesn’t work.
In the second children’s bedroom, there are two windows shown – does one of them face the garage?
The office and bathroom upstairs don’t have any windows at all?!

So, if I’m not completely mistaken, I would send the planner packing… apart from being large, there’s not much going for it.

I understand the images as initial sketches, a first draft. I also noticed the missing door in the bedroom but didn’t comment on it. In the end, no one builds an inaccessible dungeon—especially not in the bedroom. 😀

Kitchen planning based on a plan like this: honestly, it’s difficult. But I do like the kitchen layout. There’s definitely potential to make something out of it.

The note about the stair dimensions and the kitchen window was very helpful!
The door in the ground floor bedroom is, of course, planned 😉 Unfortunately, just like that door, I forgot to include the roof windows in the bathroom and office on the upper floor in the drawings -.-
We have also already considered the roof window in the children’s room; currently, there are two large ones planned for that room. However, we are thinking about installing a dormer there. That would make the whole space even bigger... The elevations show two versions: one with a garage with a flat roof and two windows in the children’s room, and the other with a pitched roof and only one window. So no view into the garage 😉
About the cables going through the bedroom floor, that’s correct; we would use soundproof ducts there.

My opinion: the layout can be reduced by 40 sqm (430 sq ft) in a new build without any noticeable loss of comfort or functionality. This one is too complicated. Unless you have very strict constraints, I would suggest discarding this design and starting over — no offense intended; in the end, we built what felt like the 50th draft.
