Hello dear building community!

We are currently in the planning phase of our single-family home and would like to present our floor plan for your critical feedback. Thank you in advance for your time!

Everything that is not yet filled in is not final. Here is the information about the plot and the plan:

Development plan/restrictions
Plot size approx. 730 m² (7,857 sq ft)
Slope: No
Floor area ratio: 0.49

Homeowners’ requirements - <Description (priority)>

Garage:
  • Garage with space for bikes, lawnmower, etc. (1)
  • Access to the house, possibly with a small cloakroom. (1)
  • Additionally, a small separate workshop. (2)
  • Workshop access to the outside. (3)

Laundry room:
  • Should be near the kitchen -> ground floor (2)

Kitchen, living, dining:
  • Semi-open plan (possibly with visual separation) (2)
  • Kitchen island (1)
  • Kitchen near the terrace (1)
  • Kitchen on the west side, ideally with morning sun. (1)
  • Glass frontage facing southwest, privacy towards east or L-shape layout. (1)
  • Window seat in front of a large window near dining table/kitchen (1)

Ground floor entrance area:

House design
The planning was done by a planner from a construction company.
What we especially like is the layout on the upper floor. All bedrooms have a wide view over the meadow.

On the plan, the 3-story neighboring house to the east is shown in gray. The terrace is intended to provide privacy, which is achievable with the 2.5 m (8 ft 2 in) deep balcony. However, we are unsure whether the kitchen and living room will be too dark because not much sunlight will reach these rooms. Possibly, the issue with privacy/wind protection/light could also be addressed with an L-shape (see pencil sketch as an example).

Could give up the relatively large master bedroom; also, the children’s bathroom is somewhat large.
Could not give up a privacy- and wind-protected terrace, office (home office), passage from garage, laundry on ground floor, equally sized children’s rooms, two bathrooms, large dining/living area.

Why is the design as it is now?
Because of our own wishes, input from the planner, and examples from magazines.

What do you think is particularly good or bad about it?
The rooms are located on the floors and oriented in the directions we wanted. On the west side of the kitchen, there is a row of cupboards, but we’re unsure how best to use this corner (any tips are welcome). It is probably a bit too far from the kitchen to place the oven or similar there.

What is the most important/fundamental question about the floor plan in 130 characters?

We would appreciate feedback on the entire floor plan. We are especially interested in:
  • Option 1 or Option 2 (pencil sketch)

Well, it includes all the must-haves of 2021.
What I don’t understand, though, is that there is a master bathroom but no children’s bathroom? And I don’t see any spatial separation from the children’s bedrooms either?

At first glance, the layout looks clear and tidy, which might also be partly due to the presentation style that I find quite pleasant.

On the ground floor, I don’t like that the toilet is placed almost in the middle of the living area; I would prefer it to be located near the entrance. The hallway itself is generously sized at just under 19m² (200 sq ft), but in my opinion, it is difficult to furnish. Additionally, the commonly included access to the garage is something I would definitely omit, especially since it takes up a lot of space.

I’m not a fan of the straight staircase, particularly in this position.

The two doors leading to the bedroom and bathroom are almost right next to each other, which feels awkward. You pass through the first door and are basically in a kind of antechamber before the bathroom. We had a similar setup recently, with the bed placed in front of a half-height wall. However, in that case, the access to the bathroom was then framed by your currently planned wardrobe, which is 1 meter (3.3 feet) wide, essentially flanked by closets.

Besides that, the plan still needs accurate dimensions for the table, sofa, walkways, fireplace, etc., as this is often where problems are found.

What budget are we talking about?
Why place the pantry and laundry on the ground floor if there is a basement?
Are the roofs to be built as shown in the drawings?

But the children’s bathroom and spatial separation are there. Have another look.
I wonder what’s to the west on the three-story building that makes you block off the entire terrace and worry about side windows. Do you walk around naked all day that you fear prying eyes? Do the tenants feel the same? “Oh no, now someone wants to build – they’ll be staring into our windows all the time” 😎

Regarding the design: the shared balcony for children and parents with panoramic windows surely offers more interesting topics for the breakfast table 😉
The flat roof and the extension/garage have a very strong presence that doesn’t blend harmoniously with the two-story main structure. The house seems to be tipping, and the front entrance looks like an industrial warehouse.

The 3D model doesn’t match the drawings?!
The roof rests on the upper floor and seems to be crushing it. This might be due to the oversized eaves but also the rather low roof pitch. Personally, I find the windows a bit boring. Almost only windows on the south side, with none on the east and west. That doesn’t help the comfort of the bedrooms: it gets excessively hot in the summer months, and cross-ventilation is not possible.
However, it does create a nice cave-like atmosphere.
The open living area is about 5 meters (16 feet) wide, in my estimation. That seems too narrow for the kitchen layout: there is only room for a corner bench. If you want a freestanding table, the space is tight. Tall cabinets are too far away, and traffic paths cross and interfere.
Is the storage room also a pantry? Then the fireplace is in the wrong place.

The bathroom on the upper floor is too small for a “T” shape. The door could be removed. Still, I like the upper floor because it is clearly divided. A bit more creativity with the windows would improve it… maybe even two balcony dividers like in a hotel 😉 … just kidding 😀
With a driveway, roof overhang, and large terrace, isn’t there already more than enough sealed surfaces?
Overall, it lacks balance.

I’m not quite sure which I find more disturbing:
1) the building "concept" with the extreme offset of the two floors, with a chalet half on top of a flat-roof bungalow and half hanging in the air above, or
