Dear forum members,
I have been reading along for quite some time and really appreciate the great advice shared here. It has been incredibly helpful in designing our new floor plan. We are building our second house in Austria because the first one is a bit too small, and we would be grateful for any constructive feedback.

Plot size: 590m² (6352 sq ft)
Slope: no
Building coverage ratio: max. 206m² (2217 sq ft) buildable
Floor area ratio: not applicable in Austria, 6.5m (21 ft) height limit
Building envelope, building line, and boundary
Edge development: semi-detached building attached to the right neighbor
Number of parking spaces: 2
Number of floors: 2 full stories
Roof type: flat roof
Style: modern
Orientation: south
Maximum heights/restrictions: 6.5m (21 ft), 206m² (2217 sq ft) buildable, plus 100m² (1076 sq ft) for carport, storage rooms, bicycles, etc.

What do you not like? Why? We are uncertain about the lighting in the children’s rooms due to west and north-facing windows
Cost estimate according to architect/planner: 1,000k without ancillary construction costs
Personal budget limit for house including fittings: 1,000k
Preferred heating technology: air heat pump in the utility room
If you had to give up certain details or extensions
- What you could do without: spa area with sauna and jacuzzi, possibly the gallery in the living room
- What you cannot do without: living room, dining room, bedroom with dressing room

If the garage is a structural part of the house, then it is also possible to connect only via the garage.
In principle, the connection is regulated by the building code. We have already looked into that.
Regarding the 206m² (2220 sq ft), this refers to the gross floor area per floor. So, it works out.

I still believe that, at least in Germany, the budget would be quite tight. As @KarstenausNRW mentioned, just the windows alone will already consume a significant part of the budget. We dismissed the option without profiles right after receiving the quote; for that amount, one could have bought a condominium or a somewhat older house. For us, more than a quarter of the 1 million euros would have been spent only on windows.
Regarding the floor plan:
Everything is nicely spacious. However, two things would personally bother me a lot: the spa area facing the driveway. I wouldn’t be able to relax there, but that’s just my personal preference. Also, I would at least include a shower there so you wouldn’t have to walk through the hallway to the guest bathroom after a sauna session.
The master bedroom with an integrated open bathroom and walk-in closet is a matter of taste. Some people don’t mind it, while others (including myself) find it disturbing. As nice as it looks, after staying in a hotel with such a layout, I’m always relieved when it’s over. But if it suits your sensitivity to noise and sleeping habits, then go for it!

We have already discussed the missing shower in the spa area with the architect; it makes sense and is appropriate.
The sliding window in the spa area is installed to provide natural light and allow access outdoors after using the sauna. However, the glass will be frosted to prevent visibility from outside, which we have already confirmed.
Regarding the master bedroom with bathroom, we have never had one before, so we are looking forward to seeing how it turns out... Personally, I feel a small window that can be opened is missing... we’ll see.

I saw a house like this while on vacation in Bosnia. It probably costs only a fraction there. But you see many of these new houses there.
I find them very stylish. I don’t understand why you don’t see more of them in Germany. Let me think...
...because it’s nonsense that such houses are cheap to build (unless it’s just about complex architecture rather than a genuinely modern and high-quality house). Or do Switzerland’s Fineline, Sky-Frame, etc. also come cheap in Bosnia?
Of course, you can simply build a complex design. But then you automatically need a larger and therefore more expensive house, because this kind of architecture creates a lot of dead space. And finally, the location also has to suit the house style for it to have the desired impact.
