HBiHHFirst of all, thank you for the many responses.
To begin with, I have to say that the furniture layouts are suggestions from the draftsman. We will arrange the furniture a bit differently.
The pictures are facing south.
The property is a corner lot.
The front door is on the east side. This is also the access road for the residential area. Since parking spaces along our property are planned there, unfortunately, I cannot place my driveway there. We have already asked the city about relocating the parking space. However, this would likely require moving a manhole cover and the entrance to the residential area. We would have to cover costs of about 3500 Euro, which was too much for us.
The house will be about 40 cm (16 inches) below the street level on the south side.
But the front door will be about 1 m (39 inches) above street level on the east side.
The slope must be supported on the north side with a retaining wall about 1 m (39 inches) high.
- The shower on the ground floor is a standard one and not walk-in. Unfortunately, that was the only possible placement. I did not want to lose too much space in the study. If someone has a different idea, feel free to share.
- I wanted the utility room near the entrance because I plan to store water crates and some groceries there. The utility room should not have an exterior door.
- The path from the garage to the entrance should be realized as a paved walkway around the house. The garage will be built later anyway, and I’m thinking of placing it slightly forward.
- I am not really satisfied with the bathroom upstairs. The children’s bedroom had to be slightly reduced in size to accommodate the walk-in shower. There will be no bidet upstairs as shown. That was a misunderstanding. Ideally, I would like the shower where the bidet is, but the knee wall is too low there, according to the architect. Alternative suggestions are welcome 😉
- The window in the stairwell is a floor-to-ceiling window that should start at landing height.
- I am planning the kitchen as an L-shaped kitchen with an island unit including a cooking surface.

It looks like a slightly modified design from the company G....k, which is generally not a bad thing.
The garage seems too far from the entrance for my taste. The short route inside the house to the utility room doesn’t help much if I have to walk around the entire house in the rain beforehand. Swapping the office and utility room does make the office smaller but would definitely be more practical in everyday use (especially with the secondary entrance).
The requested 8 dining seats are a bit tight in the conservatory. Simply turning the table sideways and extending it is quite difficult in this layout, especially with a kitchen island planned later.

I find the site access quite unusual... but of course, it’s hard to judge from a distance.
Perhaps it would make more sense to move the garage to the north side, have an external door at the corner of the house there, and also plan the main entrance on the north side. This would create shorter routes for carrying everything into the house.
The conservatory seems very narrow at 2.16 meters (7 feet), making it difficult to place a dining table there: you can easily look up the space requirements for a seating area at a table. Each chair needs about 60 centimeters (24 inches) of depth—combined with a table width of 90 centimeters (35 inches), this totals 2.10 meters (7 feet). So, in theory, it’s possible.

To the north is the neighboring plot.
You can see this more clearly in the site plan. Our building plot is 4.5Please review my post #10 again with regard to the north direction 🙂
